Living in St Kilda

The area was named in 1842 by Charles La Trobe, after the schooner Lady of St Kilda that moored off the beach that year. The first Crown land sale was held on 7 December 1842 and St Kilda became a separate municipality on 24 April 1857. A railway reached it the same year.

The Esplanade Hotel opened in 1878, Luna Park in 1912 and the Palais Theatre in 1927. The old railway reopened as tram route 96 in 1987, one of the first light rail lines in Melbourne. St Kilda is now part of the City of Port Phillip.

Transport

  • Tram routes 12, 16 and 96 run to the city in around 25 minutes.
  • Route 96 runs along the former St Kilda railway line as light rail.
  • Ferries run from St Kilda Pier and the Bay Trail passes through for cyclists.
  • Census night 2021 fell during a Melbourne lockdown, so the 6.3% who took a tram to work is lower than usual.
  • Plan trips on the PTV journey planner.

Schools

St Kilda Primary School on Brighton Road and St Kilda Park Primary School on Fitzroy Street are the local government primary schools. St Michael's Grammar School and St Mary's College are local secondary schools.

Government school zones change, so check findmyschool.vic.gov.au for any address before you buy.

Shopping and dining

Acland Street is known for its cake shops and cafes. Fitzroy Street and Grey Street have cafes, bars and historic hotels. Larger centres are a short tram ride away.

Parks and recreation

  • The beach, the pier and the foreshore run the length of the suburb.
  • Catani Gardens sits between the foreshore and the Esplanade.
  • The St Kilda Botanic Gardens on Blessington Street have a conservatory and rose garden.
  • Albert Park and Lake is close by.

Lifestyle

St Kilda suits people who want the beach, trams and nightlife on their doorstep. It's a renters' suburb, with 60.4% of homes rented in 2021. Only 39.1% of households were families. The median age was 36.

What lenders look at in St Kilda

St Kilda is mostly apartments. Here's what tends to come up with lenders.

Studios and small units

One LMI provider's public guidelines need at least 30 m2 of living area, not counting balconies and car spaces. Many lenders set their own minimum too. With 3.0% studios and 35.4% one-bedroom homes, check the floor plan before you bid.

Owners corporation records

Older blocks may have maintenance coming up. Read the owners corporation records for levies, special levies and defects. Lenders and valuers may ask.

Company title and older titles

Some older Melbourne blocks are held under company title. One LMI provider's public guidelines don't accept company title more than 10 km from a capital city CBD. St Kilda is inside that distance, but many lenders restrict company title anyway.

Concentration in a building

Lenders limit how many units they finance in one block. In a large building that can mean a lower maximum loan-to-value ratio (LVR).

Heritage overlays

Parts of St Kilda sit under heritage overlays. Overlays can limit changes to a building and valuers look closely at older homes.

Postcode 3182

St Kilda's postcode isn't on one LMI provider's lists of excluded or single-industry postcodes.

Lender and LMI policies differ between lenders and change often. This is a general guide based on public lender and LMI information checked 3 November 2026. We can check current policy for the property you're looking at before you apply.

Buying in St Kilda

In St Kilda the building matters as much as the apartment. Lenders look at the floor area, the owners corporation and how many units they already lend on in the block. Getting those checked before you bid saves time.

First home buyers

A one-bedroom apartment is a common first step in St Kilda. Check the internal floor area early, because small units narrow the list of lenders.

Get pre-approval first. Victorian duty concessions and grants follow state rules. See our first home buyer page for current schemes and our guarantor guide if family may help.

Upgraders

St Kilda upgraders often move from a one-bedroom unit to a two-bedroom unit or a terrace. If you're buying before you sell, ask about bridging finance early.

Deposit and costs

On top of your deposit, allow for:

  • stamp duty (transfer duty) under Victoria rules, with concessions for some first home buyers (see the State Revenue Office Victoria)
  • conveyancing and legal fees
  • building and pest inspections
  • strata or body corporate searches for units and townhouses
  • lenders mortgage insurance (LMI) if you borrow more than 80% of the property's value

Our calculators give you a starting figure. Stamp duty rules differ between states, so check the Victoria rules for your purchase.

Investing in St Kilda

Renting is the norm in St Kilda. In 2021, 60.4% of homes were rented and the median weekly rent was $381. Owners corporation fees and vacancy affect the numbers. See our investing page for how investment loans work.

Lender considerations

Lenders look at your income, the unit's size and the building. St Kilda has many older blocks and small apartments, so the property often matters as much as the borrower. Time Home Loans works with St Kilda buyers from Brisbane by phone and video.

Yes. In the 2021 Census 79.0% of homes were flats or apartments and only 5.5% were separate houses.

Can I get a loan for a studio in St Kilda?

It depends on the floor area and the lender. One LMI provider's public guidelines need at least 30 m2 of living area. Some lenders want more and may ask for a bigger deposit.

What should I check before buying an older apartment?

The owners corporation records, levies, any special levies and the title type. A building inspection is worth it for older blocks.

Tram routes 12, 16 and 96 run to the city in around 25 minutes.

Can a Brisbane mortgage broker help me buy in St Kilda?

What costs should I budget for besides the deposit?

Victorian land transfer duty (often called stamp duty), conveyancing, building and pest inspections and lenders mortgage insurance if you borrow more than 80% of the value. Apartments also come with owners corporation fees. The calculators on our site give you a starting figure.
