What lenders look at in Brighton
Brighton mixes large family homes with townhouses and units by the bay. Here's what tends to come up with lenders.
Larger loan amounts
Larger loans get closer scrutiny of income, expenses and existing debts. Some lenders cap their maximum loan-to-value ratio (LVR) on bigger loans, so check how much deposit you'll need early.
Heritage overlays
Some Brighton homes sit under heritage overlays and several are on the Victorian Heritage Register. Overlays can limit what you can change or demolish. Valuers look closely at the condition of older homes.
Units and older flats
One LMI provider's public guidelines need at least 30 m2 of living area for units, not counting balconies and car spaces. Older blocks of flats may have smaller layouts. Read the owners corporation records before you sign.
Knockdown and rebuild
Rebuilds are common. Construction loans pay out in stages and need a fixed-price building contract and approved plans. Talk to us before you sign with a builder.
Coastal land
Homes near the foreshore may sit under coastal or flood overlays. Check VicPlan and get an insurance quote before you sign.
Postcode 3186
Brighton's postcode isn't on one LMI provider's lists of excluded or single-industry postcodes.
Lender and LMI policies differ between lenders and change often. This is a general guide based on public lender and LMI information checked 3 November 2026. We can check current policy for the property you're looking at before you apply.
Buying in Brighton
In Brighton the loan size and the type of home shape most purchases. Large houses mean large loans. Units and townhouses raise owners corporation and size questions. Getting the property checked before you sign saves time.
First home buyers
Brighton's units and older flats give some first home buyers a way into a beachside suburb. Check the floor area and the owners corporation records early.
Get pre-approval first. Victorian duty concessions and grants follow state rules and have price caps. See our first home buyer page for current schemes and our guarantor guide if family may help.
Upgraders
Brighton buyers include families moving up to a bigger house and downsizers moving to a townhouse or apartment. If you're buying before you sell, ask about bridging finance early. Rebuilds are common, so allow for building costs if you plan one.
Deposit and costs
On top of your deposit, allow for:
- stamp duty (transfer duty) under Victoria rules, with concessions for some first home buyers (see the State Revenue Office Victoria)
- conveyancing and legal fees
- building and pest inspections
- strata or body corporate searches for units and townhouses
- lenders mortgage insurance (LMI) if you borrow more than 80% of the property's value
Our calculators give you a starting figure. Stamp duty rules differ between states, so check the Victoria rules for your purchase.
