Living in Mareeba

Mareeba's name comes from an Aboriginal word meaning "meeting of the waters". John Atherton brought cattle to Emerald End in 1877, the first European settlement here. The town became a Cobb & Co coach stop between Port Douglas and Herberton, then grew after the railway arrived in 1893.

Tobacco was once the main crop but is no longer grown in the shire. Tinaroo Dam, finished in 1958, supplies the Mareeba-Dimbulah Irrigation Scheme that waters today's orchards and plantations. Mareeba Shire merged into the Tablelands Region in 2008 and was re-established on 1 January 2014.

Transport

  • The Kennedy Highway links Mareeba with Kuranda and Cairns and south to Atherton. The Mulligan Highway runs north towards Cooktown.
  • The Tablelands railway line passes through town.
  • Cairns Airport is about an hour's drive away.
  • Most trips are by car.

Schools

Mareeba State School and St Thomas' School cover primary years. Mareeba State High School and St Stephen's Catholic College cover Years 7 to 12.

Catchments change, so check the Queensland Government school catchment maps for any address before you buy.

Shopping and dining

The main street, part of the Mulligan Highway, has the town's shops, supermarkets and services. Coffee plantations and a mango winery around Mareeba welcome visitors. For larger shopping trips, locals drive to Cairns.

Parks and recreation

  • Granite Gorge Nature Park, home to Mareeba rock wallabies, is a short drive west.
  • Emerald Creek Falls and Davies Creek Falls are within easy reach.
  • The Kerribee Park Rodeo Grounds host the Mareeba Rodeo.

Lifestyle

Mareeba suits families and farm workers who want a country town with Cairns about an hour away. Family households made up 69.6% of homes in 2021 and the median age was 41. Expect houses on generous blocks, acreage around the edges and a farming calendar that shapes the town.

What lenders look at in Mareeba

Mareeba is a farming town on the Tableland. Here's what tends to come up with lenders.

Acreage or farm

One LMI provider's public guidelines accept rural residential properties up to 50 hectares, as long as they aren't income producing. A block with an orchard or crop that earns income is usually treated as a farm and needs a different loan.

Farm and seasonal incomes

Lenders look closely at seasonal, casual and self-employed farm income. Most want to see a track record, often two years of tax returns for business owners.

Regional valuations

Mareeba has fewer sales than a city, so valuers have fewer comparable homes to work from. Some lenders limit the maximum LVR in smaller towns. Check this early if your deposit is small.

Sheds and outbuildings

One LMI provider's public guidelines note barns, stables and similar buildings but leave them out of the value. Don't count on a big shed adding to the valuation.

Postcode 4880

Mareeba's postcode 4880 isn't on one LMI provider's lists of excluded or single-industry postcodes.

Lender and LMI policies differ between lenders and change often. This is a general guide based on public lender and LMI information checked 3 November 2026. We can check current policy for the property you're looking at before you apply.

Buying in Mareeba

In Mareeba the land size and what it's used for shape most purchases. A lifestyle block is treated very differently from a working farm. Older homes are worth a careful inspection. Getting both checked before you make an offer saves time.

First home buyers

Most first home buyers in Mareeba are buying a house, since townhouses are rare. Lenders look at how easy the property would be to sell in a smaller town. A family guarantee may help some buyers with a smaller deposit.

Getting pre-approval before you look tells you your range. For government schemes, price caps and grants, see our first home buyer page for current details.

Upgraders

Many Mareeba buyers move from a house in town to acreage nearby. If you're buying before you sell, ask about bridging finance early. Check water, access and zoning on any block you're considering.

Deposit and costs

On top of your deposit, allow for:

  • stamp duty (transfer duty) under Queensland rules, with concessions for some first home buyers (see the Queensland Revenue Office)
  • conveyancing and legal fees
  • building and pest inspections
  • a survey or boundary check, plus septic, water tank and access checks where they apply
  • lenders mortgage insurance (LMI) if you borrow more than 80% of the property's value

Our calculators give you a starting figure. Stamp duty rules differ between states, so check the Queensland rules for your purchase.

Investing in Mareeba

In 2021, 30.2% of Mareeba homes were rented and the median rent was $285 a week. Farm work, health and services bring rental demand. Lenders look at how easy a property would be to sell when they assess investment loans in smaller towns. See our investing in property page for how investment loans work.

Lender considerations

Mareeba purchases often involve acreage, farm or seasonal incomes and a smaller pool of comparable sales. Lenders look at your income, the land size and how the land is used. Time Home Loans is based in Brisbane and works with Mareeba buyers by phone and video, so these points can be checked before you sign.
