Living in Cairns
Cairns was founded in 1876 and named after William Wellington Cairns, then Governor of Queensland. Work on the railway inland began in 1886 and opened up the Tablelands for farming. A harbour board followed in 1906 and the port grew with sugar and timber.
During the Second World War, combat missions were flown from Cairns in support of the Battle of the Coral Sea. Cairns International Airport opened in 1984 and helped make the city an international tourist destination. The City of Cairns took in the Shire of Mulgrave in 1995 and Cairns Regional Council covers the combined area today. In December 2023 Cyclone Jasper brought record flooding on the Barron River.
Transport
- Cairns Airport is a few kilometres north of the city, with domestic and international flights.
- The Bruce Highway links Cairns with Townsville and Brisbane. The Captain Cook Highway runs north to Port Douglas.
- Local buses are part of the Translink network. Plan trips on the Translink journey planner.
- The Kuranda Scenic Railway climbs from Cairns to Kuranda on the Tablelands.
Schools
Cairns has many state primary and high schools, plus Catholic and other non-government schools. St Monica's College was established by the Sisters of Mercy in 1890. James Cook University has its Cairns campus at Smithfield.
Catchments change and some schools run enrolment management plans, so check the Queensland Government school catchment maps for any address before you buy.
Shopping and dining
Cairns Central is the main city shopping centre. The suburbs are served by centres at Smithfield, Earlville and Mount Sheridan, while the Esplanade and the city's night markets cater to visitors.
Parks and recreation
- The Cairns Esplanade Lagoon, a large public saltwater pool on the foreshore, opened in March 2003.
- The Great Barrier Reef and the Wet Tropics rainforest are both within easy reach.
- The city's beaches stretch north from Machans Beach to Palm Cove.
Lifestyle
Cairns suits people who want a tropical lifestyle with city services. The median age was 39 in 2021 and families made up 67.9% of households. The wet season runs from November to May. Expect raised timber homes, brick houses in newer suburbs and units close to the Esplanade.

What lenders look at in Cairns
Cairns is a tropical regional city. Here's what tends to come up with lenders.
Cyclones and insurance
Cairns is in a cyclone region and insurance can cost much more than in southern cities. Lenders count insurance and body corporate costs in your expenses, so a high premium can reduce what you can borrow. Get a quote early.
Flood and storm tide
Cyclone Jasper brought record flooding on the Barron River in December 2023. Low-lying land near rivers and the coast can also face storm tide. Check the address on Council's online maps before you sign.
Units and holiday letting
One LMI provider's public guidelines need units to have at least 30 m2 of living area, not counting balconies and car space. Lenders are also more cautious with serviced apartments and buildings run as holiday letting pools near the Esplanade and the northern beaches.
Older timber homes
Many Cairns homes are raised timber houses. Valuers look closely at condition, termites and any unapproved work under the house. A building and pest inspection is worth doing before you commit.
Regional valuations
Some lenders limit their maximum loan-to-value ratio (LVR) in regional areas or for certain property types. Check how much deposit you'll need early.
Postcode 4870
Cairns' postcode 4870 isn't on one LMI provider's lists of excluded or single-industry postcodes. Some other Far North Queensland postcodes are, so check the exact postcode if you're buying outside the city.
Lender and LMI policies differ between lenders and change often. This is a general guide based on public lender and LMI information checked 3 November 2026. We can check current policy for the property you're looking at before you apply.
Buying in Cairns
In Cairns the building, the insurance and the flood map shape most purchases. Insurance premiums in cyclone regions can be high, which affects how much you can borrow. Get a quote and check the flood maps before you make an offer.
First home buyers
Cairns has a good spread of houses, townhouses and units, so first home buyers have choices. Check the unit size and the building's insurance before you sign. A family guarantee may help some buyers.
Getting pre-approval first tells you your range. For government schemes, price caps and grants, see our first home buyer page for current details.
Upgraders
Many upgraders move from a unit to a family home in the northern or southern suburbs. If you're buying before you sell, ask about bridging finance early. Older timber homes often need work, so budget for a building and pest inspection.
Deposit and costs
On top of your deposit, allow for:
- stamp duty (transfer duty) under Queensland rules, with concessions for some first home buyers (see the Queensland Revenue Office)
- conveyancing and legal fees
- building and pest inspections
- strata or body corporate searches for units and townhouses
- lenders mortgage insurance (LMI) if you borrow more than 80% of the property's value
Our calculators give you a starting figure. Stamp duty rules differ between states, so check the Queensland rules for your purchase.
Investing in Cairns
In 2021, 36.2% of Cairns homes were rented and the median rent was $340 a week. Tourism, health and education bring rental demand. Lenders count insurance costs when they assess investment loans too. See our investing in property page for how investment loans work.
Lender considerations
Cairns purchases often involve cyclone and flood insurance, older timber homes and holiday units. Lenders look at your income, the property type and the cost of insuring it. Time Home Loans is based in Brisbane and works with Cairns buyers by phone and video, so those points can be checked before you sign.
