Living in Mackay

John Mackay led an expedition into the Pioneer Valley in 1860. The river was renamed the Pioneer on 27 December 1862, because Queensland already had a Mackay River. The township was surveyed in 1863 and the first town lots were sold in 1864. Sugar cane followed in 1865 and the first mill in 1868.

The 1918 cyclone nearly destroyed the city. The centre was rebuilt mainly in art deco and Spanish Mission styles. Today Mackay is the gateway to the Bowen Basin, with coal shipped through the Hay Point and Dalrymple Bay terminals to the south.

Transport

  • Mackay Airport has flights with several major airlines.
  • The Bruce Highway runs through the city and the Mackay Ring Road, which bypasses it, opened in September 2020.
  • Mackay station is on the North Coast line, served by the Spirit of Queensland between Brisbane and Cairns.
  • Most people drive. Local bus routes are on the Translink website.

Schools

Mackay has a full range of state and private schools, including Mackay State High School, Mackay North State High School, Whitsunday Anglican School and St Patrick's College. CQUniversity's main Mackay campus is at Ooralea.

Catchments change, so check the Queensland Government school catchment maps for any address before you buy.

Shopping and dining

Caneland Central is the largest of the city's three main shopping centres, with more than 130 specialty stores. The CBD has cafes and the art deco streetscape around the Town Hall and Post Office.

Parks and recreation

  • Bluewater Lagoon has three tiered lagoons overlooking the Pioneer River.
  • The Mackay Regional Botanic Gardens opened in 2003 and start the Bluewater Trail.
  • Eungella National Park, inland in the Pioneer Valley, is one of the few places to see platypus in the wild.

Lifestyle

Mackay suits families and workers who want a coastal city with regional jobs. The median age was 37 in the 2021 Census. Many residents work in mining, sugar, ports and services and some commute to mines on a roster.

What lenders look at in Mackay

Mackay is a regional house market with strong links to mining. Here's what tends to come up with lenders.

Mining-region postcodes

Mackay's postcode 4740 isn't on one LMI provider's lists of excluded or single-industry postcodes. Several Bowen Basin postcodes are, including 4741 to 4746, which takes in Moranbah (4744). If you're buying in a mining town, the maximum LVR may be lower.

Mining and roster incomes

Lenders look closely at overtime, allowances, contract and FIFO or DIDO income. Most want to see a track record. Payslips and a letter from your employer help.

Flood and storm tide

Council's 2021 floodplain study found storm tide now drives flood risk in East and South Mackay. Lenders and insurers look at this. Check the Property Flood Report for any address.

Cyclone insurance

Mackay is in a cyclone region. Insurance costs feed into what lenders think you can afford. Get a quote before you sign a contract.

Acreage in the Pioneer Valley

One LMI provider's public guidelines accept rural residential properties up to 50 hectares that aren't income producing. Cane farms and working properties need a different loan.

Lender and LMI policies differ between lenders and change often. This is a general guide based on public lender and LMI information checked 3 November 2026. We can check current policy for the property you're looking at before you apply.

Buying in Mackay

In Mackay the flood map, the cyclone history and your income type shape most loans. Lower-lying parts of East and South Mackay carry storm tide and flood risk that affects insurance. Mining incomes on rosters or contracts need careful presentation. Sorting both early saves time.

First home buyers

Most Mackay first home buyers are buying a house, often with three or four bedrooms. Getting pre-approval before you look tells you your range. A family guarantee may help some buyers with a smaller deposit.

For government schemes, price caps and grants, see our first home buyer page for current Queensland details.

Upgraders

Many Mackay buyers move up to a bigger house or a block in the Pioneer Valley. If you're buying before you sell, ask about bridging finance early. Insurance for cyclone and flood can be a large cost, so get quotes before you commit.

Deposit and costs

On top of your deposit, allow for:

  • stamp duty (transfer duty) under Queensland rules, with concessions for some first home buyers (see the Queensland Revenue Office)
  • conveyancing and legal fees
  • building and pest inspections
  • a survey or boundary check, plus septic, water tank and access checks where they apply
  • lenders mortgage insurance (LMI) if you borrow more than 80% of the property's value

Our calculators give you a starting figure. Stamp duty rules differ between states, so check the Queensland rules for your purchase.

Investing in Mackay

In the 2021 Census 33.0% of Mackay homes were rented and the median weekly rent was $349. Demand is tied to mining, ports and services, which can change with the resources cycle. Lenders assess rental income at a discount and look at your whole position. Read our investing guide for how lenders view investment loans.

Lender considerations

Time Home Loans is a Brisbane-based broker and works with Mackay buyers by phone and video. Lenders look closely at mining, contract and roster-based incomes. They also look at the property's flood, storm tide and insurance position. Checking those before you sign avoids most surprises.
