Western Sydney property and home loan guide

Western Sydney stretches from Parramatta out to the Blue Mountains and down to the Macarthur region. It takes in about 11 councils and more than two million people. There's no single ABS boundary for it, so this guide uses the ABS Sydney - Blacktown region as a snapshot. There 80.5% of homes were separate houses in the 2021 Census and 42.9% were owned with a mortgage. New estates, apartment centres and acreage all sit in the same region. Time Home Loans is based in Brisbane and works with western Sydney buyers by phone and video.

Living in Western Sydney

The Darug people lived across what is now western Sydney long before 1788. Parramatta was founded that year, the same year as Sydney. It's Australia's second-oldest city. Watkin Tench's party reached the Nepean River in 1789. The Castle Hill convict rebellion began on 4 March 1804 and Parramatta Road opened in 1811 as Australia's first highway between two cities.

Today western Sydney is usually defined as the Blacktown, Blue Mountains, Camden, Campbelltown, Cumberland, Fairfield, Hawkesbury, Liverpool, Parramatta, Penrith and Wollondilly council areas. Parramatta is its main business centre. Penrith, Liverpool, Blacktown and Campbelltown are the other big hubs.

Transport

  • The Main Western and Main Southern rail lines link the region's centres with the Sydney CBD. The Sydney Metro North West line serves the Hills and Blacktown's north-west.
  • The M4, M5 and Westlink M7 motorways carry most road traffic. The M4 and M7 meet at the Light Horse Interchange at Eastern Creek, opened in December 2005.
  • Western Sydney International Airport is at Badgerys Creek. Stage 1 construction began on 24 September 2018.
  • Sydney Metro West and the Western Sydney Airport metro line are under construction.
  • Plan trips on the Transport for NSW trip planner.

Schools

Western Sydney has hundreds of government, Catholic and private schools, so the school zone for a particular street matters more than the region. Western Sydney University has campuses across the area. TAFE NSW also has several campuses here and the University of Sydney has campuses at Camden and Westmead.

Zones change, so check the NSW School Finder for any address before you buy.

Shopping and dining

Each of the big centres has a major shopping centre and a traditional main street. Parramatta, Penrith, Liverpool, Blacktown and Campbelltown are the main retail hubs. Newer estates usually have a local village centre with a supermarket.

Parks and recreation

  • The Western Sydney Parklands run through the middle of the region and are among the largest urban parklands in the world.
  • The Hawkesbury and Nepean rivers supply Sydney's water and are popular for boating and riverside walks.
  • The Blue Mountains form the western edge of the region.
  • Old Government House in Parramatta Park dates from 1799 and was World Heritage listed in 2010.

Lifestyle

Western Sydney suits people who want more space for the money and good road links. In the Sydney - Blacktown region the median age was 34 in 2021 and 81.5% of households were families. Expect anything from apartments near the big stations to new estates and semi-rural acreage on the fringe.

  • Size: 45.5% of homes have four or more bedrooms and 2.3% have one bedroom.

Check zoning, bushfire-prone land and other hazards for any address on the NSW Planning Portal spatial viewer. For flood levels ask the local council, especially near the Hawkesbury and Nepean rivers.

What lenders look at in Western Sydney

Western Sydney is a huge region with every kind of housing. Here's what tends to come up with lenders.

House-and-land and new builds

New estates are common in the north-west and south-west growth areas. Construction loans pay out in stages and need a fixed-price building contract and approved plans. Valuers look at the finished value, so check the contract details before you sign with a builder.

Flood risk

Parts of western Sydney sit on the Hawkesbury-Nepean floodplain and along creeks that can flood. Lenders and insurers look at flood risk and insurance costs feed into what you can afford. Ask the council about flood levels for the address before you sign.

Bushfire-prone land

Blocks near the Blue Mountains and bushland reserves can be mapped as bushfire-prone. That can affect building costs and insurance. Check the planning portal for the address.

Apartments in the big centres

Parramatta, Liverpool and other hubs have many apartments. One LMI provider's public guidelines need at least 30 m2 of living area, excluding balconies and car space. Read the strata report for levies and any building defects.

Acreage on the fringe

The Hawkesbury, Wollondilly and other fringe areas have semi-rural blocks. One LMI provider's public guidelines accept rural residential properties up to 50 hectares if they aren't income producing. Barns and stables are noted but left out of the value.

Postcodes

No western Sydney postcode, including Parramatta's 2150, is on one LMI provider's lists of excluded or single-industry postcodes.

Lender and LMI policies differ between lenders and change often. This is a general guide based on public lender and LMI information checked 3 November 2026. We can check current policy for the property you're looking at before you apply.

Buying in Western Sydney

Across western Sydney the type of land shapes most purchases. A new estate home, an apartment near a station and a rural block on the fringe each raise different lender questions. Knowing which one you're buying and checking the hazards on the planning portal before you make an offer saves time.

First home buyers

Western Sydney is where many Sydney first home buyers start, whether it's a townhouse, a unit near a station or a house-and-land package. For a new build, check how the land and the construction are paid for. A family guarantee may help some buyers with a smaller deposit.

Getting pre-approval before you look tells you your range. For NSW schemes, price caps and duty concessions, see our first home buyer page for current details.

Upgraders

Western Sydney upgraders often move from a unit or townhouse to a house or from an older home to a new estate. If you're buying before you sell, ask about bridging finance early. If you're building, a construction loan pays out in stages as the work is done.

Deposit and costs

On top of your deposit, allow for:

  • stamp duty (transfer duty) under New South Wales rules, with concessions for some first home buyers (see Revenue NSW)
  • conveyancing and legal fees
  • building and pest inspections
  • strata or body corporate searches for units and townhouses
  • a survey or boundary check, plus septic, water tank and access checks where they apply
  • lenders mortgage insurance (LMI) if you borrow more than 80% of the property's value

Our calculators give you a starting figure. Stamp duty rules differ between states, so check the New South Wales rules for your purchase.

Investing in Western Sydney

34.4% of homes in the Sydney - Blacktown region were rented in 2021 and the median weekly rent was $400. Investors across western Sydney look at everything from units near stations to houses in new estates. See our investing in property page for how lenders assess rental income.

Lender considerations

Western Sydney purchases often involve new builds, strata titles or land near a river or bushland. Lenders look at your income, the property type and its flood, bushfire and insurance position. Time Home Loans is Brisbane-based and works with western Sydney buyers by phone and video.
