Penrith property and home loan guide
Penrith sits on the eastern bank of the Nepean River, about 55 km west of the Sydney CBD. It's the main centre of western Sydney's outer edge. Across the wider Penrith area (the ABS SA2 region) 43.4% of homes were flats or apartments and 60.2% were rented in the 2021 Census, which makes it more of a unit and renter market than many people expect. The river brings the Penrith Lakes and riverside walks. It also brings flood risk across the Hawkesbury-Nepean floodplain. Time Home Loans is based in Brisbane and works with Penrith buyers by phone and video.

Living in Penrith
The Mulgoa people of the Darug nation lived here before European arrival. On 27 June 1789 Watkin Tench's exploring party reached the Nepean River, which Governor Phillip named after Evan Nepean. Land grants began in 1804 and the name Penrith was in use by 1819, possibly after Penrith in Cumbria.
The railway reached Penrith in 1863. The area became a municipality in 1871 and officially became a city in 1959. Penrith hosted rowing and whitewater events at the Sydney 2000 Olympics.

A bridge that lasted a year
The first bridge over the Nepean, financed by James Tobias Ryan, opened in 1856. A flood washed it away the following year.

What lenders look at in Penrith
Penrith is a unit-heavy centre on a big river. Here's what tends to come up with lenders.
Flood risk
Penrith is in the Hawkesbury-Nepean Valley, which has a long history of deep flooding. The NSW SES publishes a map of the 1867 flood over the Penrith area. Check the address and get an insurance quote before you sign.
Apartment size
One LMI provider's public guidelines need at least 30 m2 of living area, excluding balconies and car space. Check the floor plan before you sign, especially for one-bedroom units.
Strata and townhouses
With 43.4% of homes being flats or apartments and 20.4% townhouses or villas, strata is common. Read the strata report for levies, the capital works fund and any building defects.
High-rental buildings
60.2% of homes were rented in 2021. Some lenders look at how many units in a building are investor owned. That can affect policy for some new developments.
Postcode 2750
Penrith shares postcode 2750 with South Penrith, Emu Plains, Jamisontown, Emu Heights and Leonay. It isn't on one LMI provider's lists of excluded or single-industry postcodes.
Lender and LMI policies differ between lenders and change often. This is a general guide based on public lender and LMI information checked 3 November 2026. We can check current policy for the property you're looking at before you apply.
Buying in Penrith
In Penrith the flood map and the property type shape most purchases. Low-lying land near the river can affect insurance and valuations. Units and townhouses bring strata records. Getting both checked before you make an offer saves time.
First home buyers
Penrith's units and townhouses are a common first step into the market. Check the floor area and the strata report before you commit. A family guarantee may help some buyers with a smaller deposit.
Getting pre-approval before you look tells you your range. For NSW schemes, price caps and duty concessions, see our first home buyer page for current details.
Upgraders
Penrith upgraders often move from a unit to a house in Penrith or nearby suburbs. If you're buying before you sell, ask about bridging finance early. Budget for a building and pest inspection on the new home.
Deposit and costs
On top of your deposit, allow for:
- stamp duty (transfer duty) under New South Wales rules, with concessions for some first home buyers (see Revenue NSW)
- conveyancing and legal fees
- building and pest inspections
- strata or body corporate searches for units and townhouses
- lenders mortgage insurance (LMI) if you borrow more than 80% of the property's value
Our calculators give you a starting figure. Stamp duty rules differ between states, so check the New South Wales rules for your purchase.
Investing in Penrith
