Living in Miranda

Thomas Holt once owned the land from Sutherland to Cronulla. His estate manager James Murphy named the area after Miranda in Shakespeare's The Tempest. By the 1920s steam trams ran between Sutherland and Cronulla via Miranda and the district was known for fruit growing and poultry farming.

The railway arrived in December 1939 when the Cronulla line opened. Miranda Fair opened on 16 March 1964 and grew into today's Westfield Miranda, which turned Miranda into the Shire's main shopping centre.

Transport

  • Miranda station is on the Cronulla branch of the Illawarra line, with direct trains to the city.
  • Buses link Miranda with the rest of the Shire.
  • In the 2021 Census 2.6% of working residents took the train to work.
  • Plan trips on the Transport for NSW trip planner.

Schools

Miranda and the neighbouring suburbs have a range of government, Catholic and private primary and high schools.

NSW government schools enrol by local intake area, so check any address in the NSW School Finder before you buy.

Shopping and dining

Westfield Miranda is one of Sydney's largest shopping centres, with 438 stores and six levels. The Kiora Centre and Lederer Shopping Centre are nearby and Kingsway has restaurants and the Miranda Hotel.

Parks and recreation

  • Seymour Shaw Park is home to the Miranda War Memorial, first built in 1918.
  • Yowie Bay and the Port Hacking foreshore are close by.
  • Cronulla's beaches are a short drive or train ride away.

Lifestyle

Miranda suits people who want shops, transport and services close at hand. The median age was 39 in 2021 and 68.1% of households were families. Units near the station and Westfield sit alongside quieter house streets further out.

What lenders look at in Miranda

Miranda mixes units, townhouses and houses. Here's what tends to come up with lenders.

Unit size

One LMI provider's public guidelines need units to have at least 30 m2 of living area, excluding balconies and car space. Most Miranda units are larger, but check smaller one-bedders against the strata plan.

Strata records

Units and many townhouses are strata. Lenders and valuers notice building defects and special levies, so read the strata report before you commit.

Townhouse title

Some townhouses are strata title and others are Torrens title. The title type affects the checks your solicitor and lender make.

Units near a shopping centre

Apartment blocks close to Westfield and the station can have many similar units. Valuers compare recent sales in the same building, so expect them to look at those closely.

Postcode 2228

Miranda shares postcode 2228 with Yowie Bay. It isn't on one LMI provider's lists of excluded or single-industry postcodes.

Lender and LMI policies differ between lenders and change often. This is a general guide based on public lender and LMI information checked 3 November 2026. We can check current policy for the property you're looking at before you apply.

Buying in Miranda

In Miranda the property type shapes the loan. A unit near the station comes with strata checks. A townhouse may be strata or Torrens title. A house brings land and a larger loan. Knowing which you're buying helps you plan the deposit.

First home buyers

Units and townhouses make Miranda one of the Shire's more accessible suburbs for first home buyers. NSW first home buyer support depends on the price and the property type, so check the current rules early.

Getting pre-approval before you look tells you your range. See our first home buyer page for schemes and grants and our guide for guarantors if family may help.

Upgraders

Many Miranda buyers are moving from a unit to a townhouse or house nearby. If you're buying before you sell, ask about bridging finance early. Budget for a building and pest inspection on older homes.

Deposit and costs

On top of your deposit, allow for:

  • stamp duty (transfer duty) under New South Wales rules, with concessions for some first home buyers (see Revenue NSW)
  • conveyancing and legal fees
  • building and pest inspections
  • strata or body corporate searches for units and townhouses
  • lenders mortgage insurance (LMI) if you borrow more than 80% of the property's value

Our calculators give you a starting figure. Stamp duty rules differ between states, so check the New South Wales rules for your purchase.

Investing in Miranda

About a third of Miranda homes (34.7%) were rented in the 2021 Census and the median weekly rent was $488. Rentals near the station and Westfield are mostly units. If you're buying to rent, lenders look at the rent as part of your income. See our investing in property page for how investment loans work.

Lender considerations

Miranda purchases range from small units to family homes. Lenders look at your income, the property type and for units the strata records. Time Home Loans is based in Brisbane and can talk you through how lenders view Miranda by phone or video.
