Living in Cronulla

The name comes from Kurranulla, described as "place of the small pink seashell" in the language of the Gweagal clan of the Dharawal people. The area was named Gunnamatta in 1899 and changed to Cronulla on 26 February 1908. Captain Spingall built the Oriental Guest House in 1888.

Steam trams linked Cronulla and Sutherland from 1911. The Cronulla branch of the Illawarra line replaced them in 1939. Nearby Kurnell is where Captain James Cook first landed on the east coast in 1770.

Transport

  • Cronulla station is the end of the Cronulla branch line, with trains to the city.
  • A ferry runs across Port Hacking from Gunnamatta Bay to Bundeena.
  • In the 2021 Census 2.3% of working residents took the train to work.
  • Plan trips on the Transport for NSW trip planner.

Cronulla Public School, Cronulla South Public School and Cronulla High School are the government schools. St Aloysius College and Our Lady of Mercy College are non-government options.

NSW government schools enrol by local intake area, so check any address in the NSW School Finder before you buy.

Shopping and dining

Cronulla Street is the main shopping strip and part of it is a pedestrian mall known as Cronulla Plaza. Cafés, bars and restaurants run down to the beachfront. Miranda's larger shopping centre is a short drive away.

Parks and recreation

  • Gunnamatta Park has protected harbour swimming at its baths.
  • Shelly Park sits behind Shelly Beach.

What lenders look at in Cronulla

Cronulla is a beachside unit market. Here's what tends to come up with lenders.

Unit size

One LMI provider's public guidelines need at least 30 m2 of living area, not counting balconies and car spaces. Check the floor area of one-bedroom units on the strata plan before you sign.

Older strata blocks

Many Cronulla blocks are older and close to salt air. Read the strata report for building defects, special levies and the sinking fund. Lenders and valuers look at the building's condition as well as the unit.

Company title

Cronulla is more than 10 km from the Sydney CBD. One LMI provider's public guidelines don't accept company title units more than 10 km from a capital city CBD, so check the title type of any older block.

Coastal valuations

Views and distance to the beach can make a big difference to value between similar units. Valuers rely on recent sales in the same building or street, so a valuation can differ from the price.

Postcode 2230

Cronulla shares postcode 2230 with Woolooware, Burraneer, Bundeena, Greenhills Beach and Maianbar. It isn't on one LMI provider's lists of excluded or single-industry postcodes.

Lender and LMI policies differ between lenders and change often. This is a general guide based on public lender and LMI information checked 3 November 2026. We can check current policy for the property you're looking at before you apply.

Buying in Cronulla

In Cronulla the unit's size and the strata records shape most purchases. Older blocks near the water can need costly repairs. Getting the floor area and the strata report checked before you make an offer saves time.

First home buyers

Units are the usual way into Cronulla for first home buyers. Check the floor area, the strata records and the building's condition before you commit. A family guarantee may help some buyers with a smaller deposit.

Getting pre-approval before you look tells you your range. For NSW schemes, price caps and concessions, see our first home buyer page for current details.

Upgraders

Cronulla upgraders often move from a unit to a larger apartment or a house in Burraneer, Woolooware or Caringbah. If you're buying before you sell, ask about bridging finance early. Larger loans get closer scrutiny, so check your borrowing range first.

Deposit and costs

On top of your deposit, allow for:

  • stamp duty (transfer duty) under New South Wales rules, with concessions for some first home buyers (see Revenue NSW)
  • conveyancing and legal fees
  • building and pest inspections
  • strata or body corporate searches for units and townhouses
  • lenders mortgage insurance (LMI) if you borrow more than 80% of the property's value

Our calculators give you a starting figure. Stamp duty rules differ between states, so check the New South Wales rules for your purchase.

Investing in Cronulla

41.1% of homes in Cronulla were rented in 2021 and the median weekly rent was $500. Investors here mostly buy units. See our investing in property page for how lenders assess rental income.

Lender considerations

Cronulla purchases often involve older strata blocks, smaller units and coastal locations. Lenders look at your income, the unit's size and the building's condition. Time Home Loans is Brisbane-based and works with Cronulla buyers by phone and video.
