Living in Cammeray

Cammeray is named after the Cammeraygal people of the lower North Shore. Carbon dating shows people lived here at least 5,800 years ago. Before the 1920s the area was called Suspension Bridge, after the private bridge built in 1892 to link it with Northbridge.

Steep land and poor transport kept growth slow. Trams reached Miller Street in 1909 and estates followed from 1909 to 1942. In the 1960s the Warringah Expressway took parts of Cammeray Park, St Thomas' Cemetery and many houses.

Transport

  • Cammeray has no railway station. Buses run to the city, North Sydney, Milsons Point and Crows Nest.
  • City-bound buses on the Warringah Expressway make their last southbound stop in Cammeray.
  • Bike paths link to Chatswood and across the Harbour Bridge to the city.
  • In the 2021 Census 3.1% of working residents used public transport to get to work.
  • Plan trips on the Transport for NSW trip planner.

Schools

Cammeray Public School is on the northern side of the suburb. Anzac Park Public School opened on the southern side in 2016. Both teach Kindergarten to Year 6. High school students travel to neighbouring suburbs.

Zones change, so check the NSW School Finder for any address before you buy.

Shopping and dining

Miller Street is the main strip, with cafes, restaurants, a post office and small businesses. Cammeray Square adds shops and apartments. A small village of shops sits on Cammeray Road beside Green Park.

Parks and recreation

  • Primrose Park and Tunks Park run down to Middle Harbour, with picnic areas, bush tracks and a public boat ramp.
  • Cammeray Park has a 9-hole golf course, a skate park and a synthetic soccer field.
  • Anzac Park has a community garden and the North Sydney War Memorial.
  • St Thomas Rest Park holds a historic cemetery, including the grave of Owen Stanley.

Lifestyle

Cammeray suits buyers who want to be close to the city and the harbour without living in a tower district. The median age was 40 in 2021 and 64.4% of households were families. Many residents rent: 41.3% of homes in 2021.

Walk across, please

In the mid-1930s faults in the bridge's steel cables meant tram passengers had to walk across while the trams waited on either side. The bridge is now the Long Gully Bridge.

What lenders look at in Cammeray

Cammeray is an apartment suburb close to the city. Here's what tends to come up with lenders.

Apartments and strata

59.6% of Cammeray homes are flats or apartments. Lenders look at the strata report, the sinking fund, levies and any special levies for repairs on older blocks.

Small units

16.3% of homes have one bedroom. One LMI provider's public guidelines ask for at least 30 m2 of living area, excluding balconies and car spaces. Studios and small one-bedders can limit your lender choice.

Company title

Some older North Shore blocks are company title, not strata title. One LMI provider's public guidelines accept company title only within 10 km of a capital city CBD. Cammeray is about 5 km out, but many lenders still limit company title loans, so check the title early.

Houses and larger loans

Houses and semis close to the city mean bigger loans. Larger loans get closer scrutiny of income, expenses and existing debts. Some lenders cap their maximum loan-to-value ratio (LVR) on bigger loans.

Postcode 2062

Cammeray uses postcode 2062. It isn't on one LMI provider's lists of excluded or single-industry postcodes.

Lender and LMI policies differ between lenders and change often. This is a general guide based on public lender and LMI information checked 3 November 2026. We can check current policy for the property you're looking at before you apply.

Buying in Cammeray

In Cammeray the strata records, the unit's size and its title type shape most purchases. Houses here mean larger loans. A strata report or a building and pest inspection before you make an offer saves time.

First home buyers

Most Cammeray homes are apartments, so many first home buyers here start with a one or two-bedroom unit. Small units can limit lender choice, so check the floor area early. A family guarantee may help some buyers.

Getting pre-approval before you look tells you your range. For NSW schemes, price caps and grants, see our first home buyer page for current details.

Upgraders

Many Cammeray buyers are moving from a small unit to a larger apartment, a semi or a house nearby. If you're buying before you sell, ask about bridging finance early.

Deposit and costs

On top of your deposit, allow for:

  • stamp duty (transfer duty) under New South Wales rules, with concessions for some first home buyers (see Revenue NSW)
  • conveyancing and legal fees
  • building and pest inspections
  • strata or body corporate searches for units and townhouses
  • lenders mortgage insurance (LMI) if you borrow more than 80% of the property's value

Our calculators give you a starting figure. Stamp duty rules differ between states, so check the New South Wales rules for your purchase.

Investing in Cammeray

41.3% of Cammeray homes were rented in the 2021 Census and the median weekly rent was $580. Lenders usually count only part of the rent when they assess your income. For units they also look at strata levies, the building and the unit's size. See our investing in property page for how lenders assess investment loans.

Lender considerations

Cammeray purchases often involve older strata blocks, small units and larger loans for houses. Lenders look at your income, the building and its levies. Time Home Loans is Brisbane-based and works with Cammeray buyers by phone and video.
