Living in North Sydney

Thomas Muir bought land near the present north pylon of the Harbour Bridge in 1794. The township of St Leonards was laid out in 1836 and by 1846 had 106 houses. The post office opened as St Leonards in 1854 and took the name North Sydney in 1890, the year the municipality was incorporated.

The Harbour Bridge opened in 1932, with a line across it to Wynyard. The suburb's big change came in 1971 and 1972, when 27 office towers went up. Victoria Cross metro station opened in August 2024, two blocks north of North Sydney station.

Transport

  • North Sydney station is on the North Shore line, one stop from Milsons Point and the Harbour Bridge.
  • Victoria Cross metro station opened in August 2024 on the Sydney Metro line.
  • Buses run along the Pacific Highway and Miller Street.
  • Plan trips on the Transport for NSW trip planner.

Schools

North Sydney has a large cluster of schools. Government options include North Sydney Boys High School, North Sydney Girls High School and North Sydney Demonstration School. Shore, Wenona, Monte Sant' Angelo Mercy College and Marist Catholic College North Shore are also in the suburb.

Government school intake areas change, so check any address in the NSW School Finder before you buy.

Shopping and dining

Shopping is limited and Sunday trading is thin. Greenwood Plaza connects to North Sydney station and Berry Square was once North Sydney Shopping World. Crows Nest and Neutral Bay are close by for more choice.

Parks and recreation

  • St Leonards Park holds North Sydney Oval, home of the North Sydney Bears since 1910.
  • Brett Whiteley Square and Ted Mack Civic Park are small green spaces in the centre.
  • The harbour foreshore at Lavender Bay and McMahons Point is a short walk away.

Lifestyle

North Sydney suits buyers who want to walk to work or reach the city in one stop. The median age in 2021 was 36 and family households made up 52.5% of homes. Expect office towers by day, quiet residential streets on the edges and harbour views from many buildings.

What lenders look at in North Sydney

North Sydney is an apartment market next to a business district. Here's what tends to come up with lenders.

Studios and small units

6.8% of North Sydney homes are studios. One LMI provider's public guidelines need units to have at least 30 m2 of living area, excluding balconies and car space. Check the floor area on the strata plan before you offer.

High-density buildings

Some lenders limit how much they'll lend in large towers or in postcodes with many apartments. That can mean a bigger deposit. Ask about this before you look at a particular building.

Strata records

Lenders and valuers notice defects, special levies and low sinking funds. A strata report tells you about repairs and costs before you commit.

Company title

Some older harbourside buildings are company title rather than strata. One LMI provider's public guidelines only accept company title within 10 km of a capital city CBD. North Sydney is inside that distance, but fewer lenders take it, so check early.

Heritage properties

Several North Sydney sites are on the NSW State Heritage Register. Heritage controls can limit changes and valuers look closely at older terraces.

Postcode 2060

North Sydney shares postcode 2060 with Lavender Bay, McMahons Point and Waverton. It isn't on one LMI provider's lists of excluded or single-industry postcodes.

Lender and LMI policies differ between lenders and change often. This is a general guide based on public lender and LMI information checked 3 November 2026. We can check current policy for the property you're looking at before you apply.

Buying in North Sydney

In North Sydney the unit itself shapes most purchases. Size, building age, strata records and title type all matter to lenders. Getting those checked before you make an offer saves time.

First home buyers

North Sydney's one-bedroom and two-bedroom units are a common first step into the Lower North Shore. Check the floor area early, since very small studios can narrow your lender options. A family guarantee may help some buyers.

Getting pre-approval before you look tells you your range. For government schemes, price caps and NSW first home buyer concessions, see our first home buyer page for current details.

Upgraders

Many North Sydney owners move from a studio or one-bedder to a larger apartment or a terrace nearby. If you're buying before you sell, ask about bridging finance early. Read the strata records for any building you're considering.

Deposit and costs

On top of your deposit, allow for:

  • stamp duty (transfer duty) under New South Wales rules, with concessions for some first home buyers (see Revenue NSW)
  • conveyancing and legal fees
  • building and pest inspections
  • strata or body corporate searches for units and townhouses
  • lenders mortgage insurance (LMI) if you borrow more than 80% of the property's value

Our calculators give you a starting figure. Stamp duty rules differ between states, so check the New South Wales rules for your purchase.

Investing in North Sydney

In 2021, 60.7% of North Sydney homes were rented and the median weekly rent was $575. Units close to the stations and offices attract tenants. Read more on investing in property.

Lender considerations

North Sydney purchases often involve small units, high-density towers and older strata buildings. Lenders look at your income, the floor area and the building. Time Home Loans is based in Brisbane and works with North Sydney buyers by phone and video. Lender policy is national, but stamp duty and grants follow NSW rules.
