Living in Albury

The Wiradjuri name for Albury is Bungambrawatha. Hume and Hovell reached the Murray crossing here on 16 November 1824. The town plan was published in the Government Gazette on 13 April 1839 and the first bridge over the Murray was built in 1860.

The railway from Sydney arrived in 1881. Passengers changed trains here because of the break of gauge until 1962, when the first direct Sydney to Melbourne train ran. Albury was proclaimed a city in 1946. In 1973 the federal government chose Albury-Wodonga as the focus of its decentralisation scheme.

What lenders look at in Albury

Albury is a regional border city on the Murray. Here's what tends to come up with lenders.

NSW or Victoria

Albury is in NSW and Wodonga is in Victoria. Lender policy is the same on both sides, but transfer duty, concessions and grants follow the state the home is in. If you live in one and buy in the other, we check both sets of rules.

Villas and townhouses

18.1% of Albury homes are townhouses or semis. Many sit on strata or community title, so lenders look at the strata report and levies. Smaller units also need to meet minimum size rules. One LMI provider's public guidelines ask for at least 30 m2 of living area.

Flood risk

Flood mitigation works in the 1990s reduced flood risk in South Albury, but some land near the Murray is still flood-prone. Lenders and insurers look at flood risk. Check Council's flood studies and get an insurance quote before you sign.

Rural residential land

One LMI provider's public guidelines accept rural and rural residential properties up to 50 hectares, as long as they aren't income producing. Barns, stables and sheds are noted but left out of the value.

Regional valuations

Valuers use local sales. There are fewer of them in a regional city than in Sydney. Some lenders also have their own policy for regional areas. A valuation that comes in below the price changes your deposit.

Postcode 2640

Albury shares postcode 2640 with East Albury and South Albury. Lavington uses 2641. Neither is on one LMI provider's lists of excluded or single-industry postcodes.

Lender and LMI policies differ between lenders and change often. This is a general guide based on public lender and LMI information checked 3 November 2026. We can check current policy for the property you're looking at before you apply.

Buying in Albury

In Albury the state line shapes more purchases than people expect. A home in Albury follows NSW duty and grant rules. A home in Wodonga follows Victorian rules. Check which side of the river you're buying on before you work out your costs.

First home buyers

Many Albury first home buyers start with a villa, townhouse or older house. Check the building and pest report closely on older homes. A family guarantee may help some buyers with a smaller deposit.

Getting pre-approval before you look tells you your range. For NSW schemes, price caps and regional grants, see our first home buyer page for current details.

Upgraders

Albury upgraders often move to a bigger house in a newer estate or a few acres on the edge of town. If you're buying before you sell, ask about bridging finance early. If you're building on a new block, a construction loan pays out in stages.

Deposit and costs

On top of your deposit, allow for:

  • stamp duty (transfer duty) under New South Wales rules, with concessions for some first home buyers (see Revenue NSW)
  • conveyancing and legal fees
  • building and pest inspections
  • a survey or boundary check, plus septic, water tank and access checks where they apply
  • lenders mortgage insurance (LMI) if you borrow more than 80% of the property's value

Our calculators give you a starting figure. Stamp duty rules differ between states, so check the New South Wales rules for your purchase.

Investing in Albury
