Refinance an Investment Property

Refinancing an investment property means moving your investment loan to a new lender or product. Investors refinance to get a lower rate, release equity for another purchase, switch between interest only and principal and interest or tidy up their loan structure.

Why review your investment loan?

Rates, lender policies and your portfolio all change over time. A loan that suited you when you bought may not suit you now. We recommend reviewing your loan at least every year or two.

Features worth having

  • Offset account: money in the offset reduces the balance that interest is charged on.
  • Extra repayments and redraw: pay more when you can and access it later if you need to.
  • Repayment type: interest only or principal and interest, depending on your strategy.
  • Split loans: part fixed and part variable.

Each lender has its own terms, so we compare the features as well as the rate.

Releasing equity

If your property has grown in value, you may be able to borrow against the equity to fund a deposit on another property or a renovation. Many lenders let you borrow up to 80% of the value without lenders mortgage insurance, subject to your borrowing power. Read more about using property equity.

What does it cost to refinance?

Common costs include a discharge fee from your current lender, government registration fees, possibly an application or valuation fee and break costs if you're on a fixed rate. If you borrow more than 80% of the value, lenders mortgage insurance may apply again.
