Living in Pakenham
The suburb is named after Sir Edward Pakenham, a British major general killed at the Battle of New Orleans on 8 January 1815. The Neville and Bourke families selected land in what is now Upper Pakenham after arriving in Melbourne in 1839. The first post office opened on 1 February 1859 and the railway arrived on 8 October 1877.
For decades Pakenham was a country town on the Princes Highway. It is now one of Melbourne's main growth areas. The population almost tripled between 2006 and 2021 as new estates spread across former farmland.

What lenders look at in Pakenham
Pakenham is a growing family house market. Here's what tends to come up with lenders.
House and land packages
Buying land and building usually means a construction loan. The loan pays out in stages as the build progresses. Lenders need a fixed-price building contract and approved plans.
Land settling before titles
Some estate land is sold before titles are issued. Settlement can be months away, so your pre-approval may need to be renewed. Lenders reassess your finances when the land settles.
Valuations on new builds
New homes are valued against the contract and nearby sales. If the valuation comes in under the price you need to cover the gap. Leave room in your budget for this.
Low deposit buyers
Many buyers here borrow more than 80% of the value. Lenders mortgage insurance usually applies. A family guarantee or a government scheme may help some buyers.
Postcode 3810
Pakenham uses postcode 3810. Postcode 3810 isn't on one LMI provider's lists of excluded or single-industry postcodes.
Lender and LMI policies differ between lenders and change often. This is a general guide based on public lender and LMI information checked 3 November 2026. We can check current policy for the property you're looking at before you apply.
Buying in Pakenham
In Pakenham many buyers weigh up an established house against a house and land package. A package means a land contract, a building contract and a construction loan. Knowing which path you want before you get pre-approval saves time.
First home buyers
Pakenham is a common first home market. Some buyers purchase an established house. Others build in a new estate, which means a construction loan that pays out in stages.
Get pre-approval first. Victorian duty concessions and the first home owner grant follow state rules. See our first home buyer page for current schemes and our guarantor guide if family may help.
Upgraders
Many Pakenham owners move from a first home to a larger house in a newer estate. If you're building before you sell, ask about bridging finance early. Allow for build times when you plan the move.
Deposit and costs
On top of your deposit, allow for:
- stamp duty (transfer duty) under Victoria rules, with concessions for some first home buyers (see the State Revenue Office Victoria)
- conveyancing and legal fees
- building and pest inspections
- lenders mortgage insurance (LMI) if you borrow more than 80% of the property's value
Our calculators give you a starting figure. Stamp duty rules differ between states, so check the Victoria rules for your purchase.
