Living in Mornington Peninsula
The Boonwurrung people, including the Mayone-bulluk and Boonwurrung-balluk clans, are the traditional owners. In 1803 David Collins set up a short-lived settlement at Sullivan Bay near Sorrento, Victoria's first European settlement. Mornington, first called Schnapper Point, was renamed in 1864.
The Mornington Peninsula Shire was formed on 15 December 1994 from the Shires of Flinders, Hastings and Mornington. The council is based in Rosebud and has eleven single-member wards.
Transport
- The Mornington Peninsula Freeway is the main road from Melbourne. The Nepean Highway is the coastal route.
- The Stony Point line runs from Frankston to Hastings and Stony Point. Most peninsula towns have no train.
- Buses run from Frankston station to Mornington, Mount Martha and Portsea.
- The Searoad ferry crosses hourly between Sorrento and Queenscliff.
- Plan trips on the PTV journey planner.
Schools
Government primary schools serve most towns and government secondary colleges serve the larger centres, including Mornington, Rosebud and Dromana. Non-government schools are spread along the peninsula, especially around Mornington and Mount Eliza.
Government school zones change, so check findmyschool.vic.gov.au for any address before you buy.
Shopping and dining
Main Street in Mornington has a street market every Wednesday. Rosebud, Hastings and Sorrento have their own shopping strips. The Red Hill Market runs monthly.
Parks and recreation
- Mornington Peninsula National Park and Point Nepean National Park protect much of the ocean coast.
- Arthurs Seat, at 305 m, is the peninsula's highest point and sits in Arthurs Seat State Park.
- Bay beaches are sheltered and shallow. The Bass Strait surf beaches are often too dangerous to swim.
Lifestyle
The peninsula draws retirees, families and weekenders. The median age was 48 in 2021 and 70.7% of households were families. Around 60 wineries, hot springs and long beaches make it a holiday spot, so towns get much busier in summer.

What lenders look at in Mornington Peninsula
The peninsula mixes coastal towns, holiday homes and rural land. Here's what tends to come up with lenders.
Holiday homes
27.5% of private dwellings were empty on Census night in 2021, many of them holiday homes. Lenders treat a holiday home as a second property. If you plan to rent it out short term, tell your broker early, as some lenders look at that income differently.
Acreage and rural blocks
One LMI provider's public guidelines accept rural and rural residential properties up to 50 hectares that aren't income producing. Barns, stables and similar buildings are noted but left out of the value.
Vineyards and hobby farms
A block that earns income from wine, fruit or livestock may be treated as a commercial or rural loan. Lenders look at land size, zoning and whether the property is income producing.
Bushfire and coastal overlays
Some hinterland land carries a Bushfire Management Overlay and some coastal land carries erosion or inundation overlays. These can affect building costs and insurance. Check VicPlan and get an insurance quote before you sign.
Regional valuations
Valuers compare a property with recent nearby sales. Unusual homes or large blocks can be harder to value. Allow time for the valuation before your finance date.
Postcode 3931 and nearby
Mornington's postcode 3931 and the other peninsula postcodes aren't on one LMI provider's lists of excluded or single-industry postcodes.
Lender and LMI policies differ between lenders and change often. This is a general guide based on public lender and LMI information checked 3 November 2026. We can check current policy for the property you're looking at before you apply.
Buying in Mornington Peninsula
On the peninsula the question is often what the home is for. A main residence, a holiday home and a rural block each raise different lender checks. Knowing your plan before you get pre-approval saves time.
First home buyers
First home buyers on the peninsula often look at houses and townhouses in the larger towns, such as Hastings, Rosebud and Mornington. If the home will be your main residence, Victorian concessions and grants may apply under state rules.
Get pre-approval first. See our first home buyer page for current schemes and our guarantor guide if family may help.
Upgraders
Some buyers move from the suburbs to the peninsula for a bigger block or a sea change. Others downsize from a farm to a town. If you're buying before you sell, ask about bridging finance early. Commuting distance and work plans also affect what lenders look at.
Deposit and costs
On top of your deposit, allow for:
- stamp duty (transfer duty) under Victoria rules, with concessions for some first home buyers (see the State Revenue Office Victoria)
- conveyancing and legal fees
- building and pest inspections
- a survey or boundary check, plus septic, water tank and access checks where they apply
- lenders mortgage insurance (LMI) if you borrow more than 80% of the property's value
Our calculators give you a starting figure. Stamp duty rules differ between states, so check the Victoria rules for your purchase.
