Living in Bendigo

The Dja Dja Wurrung (Djaara) people are the traditional owners. Gold was found on Bendigo Creek in October 1851 and tens of thousands of people followed. The town was officially called Sandhurst from 1853 to 1891, though most people kept calling it Bendigo. The railway arrived in 1862 and Bendigo was declared a city in 1871.

Chinese people made up about 20% of the population in the mid-1800s and the Bendigo Joss House Temple dates from the 1860s. The City of Greater Bendigo was formed in 1994 when the city merged with nearby councils.

Transport

  • The Bendigo line runs regional trains to Melbourne. The fastest peak trip takes about 91 minutes and many take two hours or more.

Government school zones change, so check findmyschool.vic.gov.au for any address before you buy.

Shopping and dining

The CBD is the main retail centre, with Hargreaves Mall and Pall Mall at its heart. Eaglehawk, Kangaroo Flat, Golden Square, Strathdale and Epsom have their own shopping areas.

Parks and recreation

  • Rosalind Park skirts the city centre.
  • Lake Weeroona sits beside Bendigo Creek.
  • The Bendigo Botanic Gardens opened in 1869.

What lenders look at in Bendigo

Bendigo is mostly houses with bush on its edges. Here's what tends to come up with lenders.

Regional valuations

Valuers compare recent nearby sales. Homes with few comparable sales can take longer to value and some lenders apply their own regional policy. Check early.

Bushfire overlays

The Black Saturday fire in 2009 burned about 500 hectares west of the city and destroyed about 58 houses. Check VicPlan for a Bushfire Management Overlay, since it can affect building costs and insurance.

Rural residential blocks

One LMI provider's public guidelines accept rural residential property up to 50 hectares if it isn't income producing. Sheds, stables and similar are noted but left out of the value.

Gold rush era homes

Many central Bendigo homes date from the 1800s and some sit under heritage overlays. Valuers look closely at condition. A building inspection is worth it.

Postcode 3550

Bendigo's postcode isn't on one LMI provider's lists of excluded or single-industry postcodes.

Lender and LMI policies differ between lenders and change often. This is a general guide based on public lender and LMI information checked 3 November 2026. We can check current policy for the property you're looking at before you apply.

Buying in Bendigo

In Bendigo the property type and the valuation shape most purchases. Older homes, bush blocks and new estates each raise different questions. Getting them checked before you sign saves time.

First home buyers

Bendigo's houses draw first home buyers who want a yard. A building inspection matters on older homes and a construction loan works differently if you're building.

Get pre-approval first. Victorian duty concessions and grants follow state rules, including some that apply to regional Victoria. See our first home buyer page for current schemes and our guarantor guide if family may help.

Upgraders

Many Bendigo upgraders move to a larger home or a block on the edge of town. If you're buying before you sell, ask about bridging finance early.

Deposit and costs

On top of your deposit, allow for:

  • stamp duty (transfer duty) under Victoria rules, with concessions for some first home buyers (see the State Revenue Office Victoria)
  • conveyancing and legal fees
  • building and pest inspections
  • a survey or boundary check, plus septic, water tank and access checks where they apply
  • lenders mortgage insurance (LMI) if you borrow more than 80% of the property's value

Our calculators give you a starting figure. Stamp duty rules differ between states, so check the Victoria rules for your purchase.

Investing in Bendigo

In 2021, 29.8% of Bendigo homes were rented and the median weekly rent was $295. Land tax, vacancy and maintenance all affect the numbers. See our investing page for how investment loans work.

Lender considerations

Lenders look at your income, the property and its location. Bendigo is a large regional city, but bush blocks and unusual homes can be harder to value. Time Home Loans works with Bendigo buyers from Brisbane by phone and video.
