Living in West Lakes

West Lakes was built on low-lying land between Port Road and the coast. Earthworks began in September 1970, moving about 10 million tonnes of earth. The lake began filling in November 1974 in time for the shopping centre to open. Des Corcoran officially opened the development on 18 March 1977.

The lake is fed by seawater from Gulf St Vincent through an underground inlet. Delfin Island, a 106-hectare artificial residential island, opened on 17 March 1978. The wider project won the inaugural FIABCI Prix D'Excellence award in 1992.

Transport

  • Westfield West Lakes has a bus interchange and Adelaide Metro routes cover the rest of the suburb.
  • West Lakes Boulevard is the main road, running from Port Road to Military Road.
  • In the 2021 Census 4.5% of working residents used public transport to get to work.
  • Plan trips on the Adelaide Metro journey planner.

Schools

Government and non-government schools serve West Lakes and the neighbouring suburbs. Many South Australian government schools have defined zones.

Zones change, so check with the SA Department for Education for any address before you buy.

Shopping and dining

Westfield West Lakes is the main shopping centre, with a cinema complex and food court. Woodlake Shopping Centre on Frederick Road serves the north of the suburb.

Parks and recreation

  • The lake foreshore has walking and cycling paths around much of the water.
  • The A.M. Ramsay Regatta Course hosts rowing, including the annual Head of the River race.
  • Freshwater Lake on Delfin Island and Magarey Grove, a line of 100 spotted gums, each dedicated to a Magarey Medallist.

Lifestyle

West Lakes suits people who want water views and a planned suburb close to the beach. It skews older: the median age was 54 in 2021 and most homes are owned rather than rented. Expect lakeside houses, townhouses in managed estates and a large shopping centre at the centre of it all.

What lenders look at in West Lakes

West Lakes is a planned lakeside suburb with lots of townhouses. Here's what tends to come up with lenders.

Strata and community title

Almost a third of homes are townhouses or semi-detached homes and many sit in strata or community title groups. Lenders read the records, so ask for them early and check the levies, sinking fund and any planned works.

Waterfront and low-lying land

West Lakes was built on low-lying coastal land. Lenders and insurers look at coastal and flood exposure, so check the address on the planning maps and get an insurance quote before you sign.

Valuing lakefront homes

Lakefront homes can sell for more than similar homes a street back and there are fewer to compare. Valuers use recent nearby sales, so a valuation can come in below the contract price. Building in some buffer helps.

Borrowing later in life

With a median age of 54, many buyers here are older. Lenders ask how the loan will be repaid if it runs past your expected retirement, such as from super or the sale of another property.

Postcode 5021

West Lakes shares postcode 5021 with West Lakes Shore. It isn't on one LMI provider's lists of excluded or single-industry postcodes.

Lender and LMI policies differ between lenders and change often. This is a general guide based on public lender and LMI information checked 3 November 2026. We can check current policy for the property you're looking at before you apply.

Buying in West Lakes

In West Lakes the title type and the water shape most purchases. Many townhouses sit in strata or community title groups and lakefront homes can be harder to compare on value. Getting the strata records and an insurance quote before you make an offer saves time.

First home buyers

West Lakes' townhouses give first home buyers a way into a lakeside suburb. Read the strata or community title records early. A family guarantee may help some buyers with a smaller deposit.

Getting pre-approval before you look tells you your range. For government schemes, price caps and grants, see our first home buyer page for current details.

Upgraders

Many West Lakes buyers are downsizing from a family home to a townhouse or moving onto the water. If you're buying before you sell, ask about bridging finance early. If you're close to retirement, lenders will ask how the loan will be repaid.

Deposit and costs

On top of your deposit, allow for:

  • stamp duty (transfer duty) under South Australia rules, with concessions for some first home buyers (see RevenueSA)
  • conveyancing and legal fees
  • building and pest inspections
  • strata or body corporate searches for units and townhouses
  • lenders mortgage insurance (LMI) if you borrow more than 80% of the property's value

Our calculators give you a starting figure. Stamp duty rules differ between states, so check the South Australia rules for your purchase.
