Living in Salisbury
Salisbury was founded by John Harvey, a Scottish settler who arrived in South Australia in 1839. He bought land beside the Little Para River in 1847 and began selling town allotments in 1848. He named the town after Salisbury in Wiltshire, because his wife came from near Salisbury Plain. The town first served nearby wheat and hay farms.
The railway reached Salisbury in December 1856 and the District Council of Salisbury was formed in 1933. The Salisbury Explosives Factory at nearby Penfield opened in 1940 and employed about 6,500 people by 1943. After the war, staff from a rocket testing project were housed in a Housing Trust estate at Salisbury North.
Transport
- Salisbury station is on the Gawler line, 20.2 km from Adelaide station. It's one of the busiest stations on the network.
- The station became a bus and rail interchange in December 1985, with a large park and ride beside it.
- In the 2021 Census 5.0% of working residents used public transport to get to work.
- Plan trips on the Adelaide Metro journey planner.
Schools
Salisbury Public School, completed in 1877, was the area's first school. Today there are government and non-government schools in and around the suburb. Many South Australian government schools have defined zones.
Zones change, so check with the SA Department for Education for any address before you buy.
Shopping and dining
Parabanks Shopping Centre has around 74 stores and three anchors. An $18 million redevelopment was approved in 2015 and the external upgrades were completed in 2017. The town centre around the clocktower has more shops, cafés and restaurants close to the interchange.
Parks and recreation
- The Little Para River runs past the town centre.
- The suburb has many parks and reserves.
- The St Kilda Mangrove Trail, elsewhere in the City of Salisbury, has a walkway over mangroves and tidal salt marsh.
Lifestyle
Salisbury suits people who want a train interchange, shops and services in one spot. It's diverse: 52.1% of residents were born in Australia in 2021. Family households made up 60.9% of households and the median age was 37.

What lenders look at in Salisbury
Salisbury is a mixed market with plenty of renters. Here's what tends to come up with lenders.
Townhouses and strata
Nearly a quarter of homes are semi-detached homes or townhouses. Lenders look at the strata or community title, the building's condition and any special levies. Get the strata records checked before you sign.
Unit size
One LMI provider's public guidelines need units to have at least 30 m2 of living area, excluding balconies and car space. Check the floor plan of smaller units early.
Company title
Salisbury is about 20 km from the Adelaide CBD. One LMI provider's public guidelines treat company title as unacceptable more than 10 km from a capital city CBD, so check the title type of any older block of units.
Older homes
Many houses date from the post-war decades. Valuers look at condition, so a building and pest inspection helps you understand any repairs before you commit.
Postcode 5108
Salisbury's postcode 5108 isn't on one LMI provider's lists of excluded or single-industry postcodes.
Lender and LMI policies differ between lenders and change often. This is a general guide based on public lender and LMI information checked 3 November 2026. We can check current policy for the property you're looking at before you apply.
Buying in Salisbury
In Salisbury the property type shapes the loan. Townhouses and units bring strata records to check. Older houses can need work. Investors make up a big share of the market, so expect competition for smaller homes near the interchange.
First home buyers
Salisbury's townhouses and units give first home buyers more choice. A family guarantee may help some buyers.
Getting pre-approval before you look tells you your range. Grants and stamp duty concessions follow South Australian rules. See our first home buyer page for how the national schemes work.
Upgraders
Some Salisbury buyers move from a unit to a house nearby. Others head to newer suburbs to the north. If you're buying before you sell, ask about bridging finance early. Budget for a building and pest inspection on older homes.
Deposit and costs
On top of your deposit, allow for:
- stamp duty (transfer duty) under South Australia rules, with concessions for some first home buyers (see RevenueSA)
- conveyancing and legal fees
- building and pest inspections
- strata or body corporate searches for units and townhouses
- lenders mortgage insurance (LMI) if you borrow more than 80% of the property's value
Our calculators give you a starting figure. Stamp duty rules differ between states, so check the South Australia rules for your purchase.
