Living in Redcliffe

Matthew Flinders sailed past on 17 July 1799 and named Red Cliff Point after the cliffs he saw from the bay. On 13 September 1824 the Moreton Bay penal settlement was set up here. It moved to the Brisbane River after about a year, which led to the founding of Brisbane.

Redcliffe became a seaside resort in the 1880s. Steamers ran to the jetty from 1911 and the Hornibrook Bridge linked the peninsula to Brighton in 1935. The Redcliffe Peninsula railway line opened in October 2016.

Transport

  • The Redcliffe Peninsula line runs from Petrie to Kippa-Ring, the nearest station, with direct trains to the city.
  • The Houghton Highway crosses Bramble Bay to Brighton on Brisbane's north side.
  • In the 2021 Census 3.7% of working residents took public transport to work and 57.8% drove.
  • Plan trips on the Translink journey planner.

Schools

Redcliffe State High School opened in 1958. Redcliffe Special School is also in the suburb. There's no mainstream primary school in Redcliffe itself, so most children go to schools in neighbouring suburbs.

Catchments change, so check the Queensland Government school catchment maps for any address before you buy.

Shopping and dining

Redcliffe Parade is the main street, with restaurants, cafes and shops facing the bay. The Redcliffe Markets run along the Parade on Sundays.

Parks and recreation

  • Suttons Beach and the Redcliffe Jetty are the centre of seaside life.
  • The Redcliffe Botanic Gardens and the Showgrounds are close to the centre.
  • Bee Gees Way, a walkway with a statue of the band, celebrates the band's early years here.

Lifestyle

Redcliffe suits people who want bay views and a village feel within commuting distance of Brisbane. It's popular with retirees and downsizers. The median age was 52 in the 2021 Census and family households made up 56.5% of the suburb.

What lenders look at in Redcliffe

Redcliffe is a seaside mix of units and older houses. Here's what tends to come up with lenders.

Unit size

One LMI provider's public guidelines need at least 30 m2 of living area for a unit, not counting balconies or car spaces. Check the floor plan of small older units.

Body corporate and older blocks

Some Redcliffe units are in older blocks. Lenders and valuers look at the building's condition. Read the body corporate records and sinking fund balance before you sign.

Flood and storm tide

Low-lying seaside streets can be affected by flooding and storm tide. Lenders and insurers look at this risk. Get Council's Flood Check property report and an insurance quote before you sign.

Borrowing closer to retirement

With a median age of 52, many Redcliffe buyers are older. Lenders may ask how you plan to repay the loan before or after you retire, such as downsizing or super.

Postcode 4020

Redcliffe shares postcode 4020 with Scarborough and Newport. It isn't on one LMI provider's lists of excluded or single-industry postcodes.

Lender and LMI policies differ between lenders and change often. This is a general guide based on public lender and LMI information checked 3 November 2026. We can check current policy for the property you're looking at before you apply.

Buying in Redcliffe

In Redcliffe the type of home and its position near the water shape most loans. Units raise questions about size and the body corporate. Low-lying streets near the bay raise flood and storm tide questions. Getting both checked before you make an offer saves time.

First home buyers

Redcliffe's units give first home buyers a way into a seaside suburb. Check the unit's size and the body corporate records before you commit. Getting pre-approval before you look tells you your range.

For government schemes, price caps and grants, see our first home buyer page for current Queensland details. A family guarantee may help some buyers.

Upgraders

Many Redcliffe buyers are downsizing from a family home to a unit with a view. Others move from a unit to a house on the peninsula. If you're buying before you sell, ask about bridging finance early.

Deposit and costs

On top of your deposit, allow for:

  • stamp duty (transfer duty) under Queensland rules, with concessions for some first home buyers (see the Queensland Revenue Office)
  • conveyancing and legal fees
  • building and pest inspections
  • strata or body corporate searches for units and townhouses
  • lenders mortgage insurance (LMI) if you borrow more than 80% of the property's value

Our calculators give you a starting figure. Stamp duty rules differ between states, so check the Queensland rules for your purchase.

Investing in Redcliffe

In the 2021 Census 42.3% of Redcliffe homes were rented and the median weekly rent was $335. Two-bedroom homes made up 32.0% of the suburb. Lenders assess rental income at a discount and look at the unit's size and building. Read our investing guide for how lenders view investment loans.

Lender considerations

Time Home Loans is a Brisbane-based broker and works with Redcliffe buyers by phone and video. Lenders look at your income and the property: the unit's size and building, older house condition and any flood or storm tide risk. Retirees and near-retirees may also be asked about their exit plan for the loan.
