Living in Manly
Captain Arthur Phillip named Manly Cove in 1788 after the Aboriginal men he met there, citing their "confidence and manly behaviour". In the 1850s Henry Gilbert Smith set out to build a seaside resort. He bought two large parcels of land in 1853 and finished a harbour-side wharf in October 1855.
The ferry company's slogan, "Seven miles from Sydney and a thousand miles from care", summed up the appeal. Manly Town Hall opened in 1937. Manly is now one of three administrative centres of Northern Beaches Council.
Transport
- Manly has no train station. The Manly ferry from Manly Wharf takes about 20 minutes to Circular Quay and a private fast ferry also runs the route.
- Buses run from the wharf to the northern beaches and the city.
- In the 2021 Census 2.2% of working residents took the bus and 1.7% took the ferry to work.
- Plan trips on the Transport for NSW trip planner.

NSW government schools enrol by local intake area, so check any address in the NSW School Finder before you buy.
Shopping and dining
The Corso runs from Manly Wharf to the ocean beach. Part of it is a pedestrian mall full of cafés, pubs and outdoor dining. Manly Wharf itself has shops and restaurants over the water.
Parks and recreation
- Manly Beach runs from Queenscliff through North Steyne and South Steyne.
- Shelly Beach and Fairy Bower have rock pools and calmer water.
- Harbour beaches include Little Manly, Collins Beach and Store Beach.

What lenders look at in Manly
Manly is a beachside unit market. Here's what tends to come up with lenders.
Studios and small units
One LMI provider's public guidelines need at least 30 m2 of living area, not counting balconies and car spaces. With 20.3% of Manly homes being studios or one-bedroom units, check the floor area on the strata plan before you sign.
Older strata blocks
Many Manly blocks are older and close to salt air. Read the strata report for building defects, special levies and the sinking fund. Lenders and valuers look at the building's condition as well as the unit.
Company title
Manly is more than 10 km from the Sydney CBD. One LMI provider's public guidelines don't accept company title units more than 10 km from a capital city CBD, so check the title type of any older block.
Larger loan amounts
Larger loans get closer scrutiny of income, expenses and existing debts. Some lenders cap their maximum loan-to-value ratio (LVR) on bigger loans, so check how much deposit you'll need early.
Postcode 2095
Manly has postcode 2095 to itself. It isn't on one LMI provider's lists of excluded or single-industry postcodes.
Lender and LMI policies differ between lenders and change often. This is a general guide based on public lender and LMI information checked 3 November 2026. We can check current policy for the property you're looking at before you apply.
Buying in Manly
In Manly the unit's size, the strata records and the size of the loan shape most purchases. Older beachside blocks can need costly repairs. Getting the floor area and the strata report checked before you make an offer saves time.
First home buyers
Units are the usual way into Manly for first home buyers. Check the floor area, the strata records and the building's condition before you commit. A family guarantee may help some buyers with a smaller deposit.
Getting pre-approval before you look tells you your range. For NSW schemes, price caps and concessions, see our first home buyer page for current details.
Upgraders
Manly upgraders often move from a one or two-bedroom unit to a bigger apartment or a house in a nearby suburb. If you're buying before you sell, ask about bridging finance early. Larger loans get closer scrutiny, so check your borrowing range first.
Deposit and costs
On top of your deposit, allow for:
- stamp duty (transfer duty) under New South Wales rules, with concessions for some first home buyers (see Revenue NSW)
- conveyancing and legal fees
- building and pest inspections
- strata or body corporate searches for units and townhouses
- lenders mortgage insurance (LMI) if you borrow more than 80% of the property's value
Our calculators give you a starting figure. Stamp duty rules differ between states, so check the New South Wales rules for your purchase.
Investing in Manly
51.4% of homes in Manly were rented in 2021 and the median weekly rent was $725. Investors here mostly buy units. See our investing in property page for how lenders assess rental income.
Lender considerations
Manly purchases often involve older strata blocks, small units and larger loans. Lenders look at your income, the unit's size and the building's condition. Time Home Loans is Brisbane-based and works with Manly buyers by phone and video.
