Maitland property and home loan guide

Maitland is a Hunter Valley city on the Hunter River, about 35 km north-west of Newcastle. The Maitland local government area had 90,226 residents in the 2021 Census. Almost all homes are houses (87.3%) and 48.1% have four or more bedrooms. The city mixes 19th-century streets, newer estates and rural blocks on its edges. The river shaped Maitland's history, so for buyers the flood certificate and the type of land tend to matter most. Time Home Loans is based in Brisbane and works with Maitland buyers by phone and video.

Living in Maitland

Cedar cutters from the Newcastle convict settlement stayed here from about 1816. Governor Macquarie named the area Wallis Plains in 1818 and a township called Maitland was laid out in 1829. It was split into West and East Maitland in 1835. The two merged in 1944 and West Maitland officially became Maitland again in 1949.

More than 200 floods have been recorded since settlement. In 1955 the Hunter River reached 12.5 m and about 7,000 buildings and homes were damaged. A levee now protects the city centre from moderate floods. Floods in 2022 covered Maitland's flood land and cut off Gillieston Heights.

Transport

  • Maitland station is on the Hunter Line and Main North line. It's also where the North Coast Line branches off.
  • The Hunter Expressway opened to traffic on 22 March 2014. It runs 39.5 km from the Pacific Motorway at Cameron Park to Belford.
  • Hunter Valley Buses and Rover Coaches run local bus services.
  • Newcastle Airport at Williamtown is the nearest commercial airport.
  • Plan trips on the Transport for NSW trip planner.

Schools

Maitland has about twenty primary schools and seven high schools. Government high schools include Maitland Grossmann High School, Maitland High School, Rutherford Technology High School and Francis Greenway High School. Non-government options include St Joseph's College at Lochinvar, All Saints College and Hunter Valley Grammar School.

Zones change, so check the NSW School Finder for any address before you buy.

Stockland Green Hills in East Maitland is the main shopping centre. The High Street Mall and Hunter Mall serve central Maitland, while Melbourne Street and Lawes Street have shops in East Maitland.

Parks and recreation

  • Maitland Park is home to the Citizens Memorial.
  • The Levee along the river is the city centre's flood barrier.
  • The Hunter River and its riverside reserves are close to the centre.

Lifestyle

Maitland suits buyers who want a house and a yard within commuting distance of Newcastle and the Hunter Valley. Family households made up 75.3% of homes in 2021 and the median age was 36. The city's heritage streetscape, from the Court House to the Town Hall on High Street, sits beside newer suburbs.

What lenders look at in Maitland

Maitland is a river city with heritage centres, new estates and acreage. Here's what tends to come up with lenders.

Flood-prone land

Maitland sits on the Hunter River floodplain. Council's flood certificate shows whether a property is in a flood-prone area and what controls apply. Flood risk feeds into insurance costs, which feed into what you can afford. Check before you sign.

Acreage and rural blocks

One LMI provider's public guidelines accept rural and rural residential properties up to 50 hectares, as long as they aren't income producing. Barns, stables and sheds are noted but left out of the value.

Building in a new estate

Construction loans pay out in stages and need a fixed-price building contract and approved plans. Lenders value the land and the finished home, so check your deposit covers any gap.

Regional valuations

Valuers compare a property with recent sales nearby. In smaller or more rural parts of the city there may be fewer comparable sales, which can affect the valuation.

Heritage homes

Central and East Maitland have many 19th-century buildings. Check the planning certificate for heritage listings because they can limit what you can change. Valuers look closely at the condition of older homes.

Postcode 2320

Maitland shares postcode 2320 with Lorn, Bolwarra, Rutherford and other localities. It isn't on one LMI provider's lists of excluded or single-industry postcodes.

Lender and LMI policies differ between lenders and change often. This is a general guide based on public lender and LMI information checked 3 November 2026. We can check current policy for the property you're looking at before you apply.

Buying in Maitland

In Maitland the land itself shapes most purchases. Flood mapping, rural zoning and whether you're buying an existing home or building in a new estate all change how lenders assess the loan. Getting those checked before you make an offer saves time.

First home buyers

Maitland is mostly houses, so most first home buyers here are buying a house or a house-and-land package. A family guarantee may help some buyers.

Getting pre-approval before you look tells you your range. For NSW schemes, price caps and duty concessions, see our first home buyer page for current details.

Upgraders

Many buyers here are moving to a bigger block or acreage on the city's edge. If you're buying before you sell, ask about bridging finance early. With 39.1% of homes mortgaged, many owners also look at whether to refinance when a fixed rate ends.

Deposit and costs

On top of your deposit, allow for:

  • stamp duty (transfer duty) under New South Wales rules, with concessions for some first home buyers (see Revenue NSW)
  • conveyancing and legal fees
  • building and pest inspections
  • a survey or boundary check, plus septic, water tank and access checks where they apply
  • lenders mortgage insurance (LMI) if you borrow more than 80% of the property's value

Our calculators give you a starting figure. Stamp duty rules differ between states, so check the New South Wales rules for your purchase.

Investing in Maitland

29.8% of homes in the Maitland area were rented in 2021 and the median weekly rent was $370. Lenders look at the rental income and your other debts. Flood insurance and landlord insurance costs are worth checking before you buy. See our investing page for how investment loans work.

Lender considerations

Maitland purchases often involve flood-mapped land, construction in new estates or rural blocks. Lenders look at your income, the property's flood and insurance position and the land's zoning and use. Time Home Loans is Brisbane-based and works with buyers in Maitland by phone and video.
