Living in Inner West

The Cadigal and Wangal clans are the traditional custodians of the area. Land grants began in the late 18th century. A stage coach ran along what is now Parramatta Road from 1814 and the Main Suburban railway line was built in 1855. Terraces and cottages filled the inner streets. Haberfield began as a garden suburb in 1901.

After World War II many European migrants settled here. Inner West Council was formed on 12 May 2016 by merging Ashfield, Leichhardt and Marrickville councils. It covers suburbs including Balmain, Leichhardt, Annandale, Stanmore, Marrickville, Dulwich Hill, Ashfield, Summer Hill and Haberfield.

Transport

  • The Inner West Light Rail runs from Central through Pyrmont to Dulwich Hill. The extension to Dulwich Hill opened on 27 March 2014.
  • Train lines run through Ashfield, Summer Hill, Stanmore and Sydenham, among other stations.
  • The Sydenham to Bankstown line closed in September 2024 for conversion to Sydney Metro. Sydney Metro West is under construction.
  • Ferries run on the Parramatta River.
  • Plan trips on the Transport for NSW trip planner.

Schools

The Inner West has many government primary schools and high schools, plus Catholic and other non-government schools. Zones are tight in the inner suburbs and change over time.

Check the NSW School Finder for any address before you buy.

Shopping and dining

The Inner West is known for its high streets, such as King Street in Newtown, Marrickville Road, Darling Street in Balmain and Norton Street in Leichhardt. Ashfield and Marrickville also have larger shopping centres.

Parks and recreation

  • The Bay Run around Iron Cove is a favourite walking and cycling loop.
  • The Cooks River foreshore has paths along the southern edge.
  • Leichhardt Oval, an old sports ground, sits near the Parramatta River.

Lifestyle

The Inner West suits buyers who want to live close to the city with cafes, high streets and public transport. Family households made up 62.2% of homes in 2021 and the median age was 38. Renters make up a large share of residents (43.8% of homes).

What lenders look at in Inner West

The Inner West is a dense mix of apartments, terraces and older houses. Here's what tends to come up with lenders.

Small units

14.1% of homes have one bedroom. One LMI provider's public guidelines require at least 30 m2 of living area, not counting balconies and car spaces. Very small studios can limit your choice of lender.

Older blocks and company title

Some older apartment blocks are company title rather than strata. One LMI provider's public guidelines don't accept company title more than 10 km from a capital city CBD. Much of the Inner West is within that distance, but lenders have their own rules, so check the title early.

Warehouses and homes above shops

Converted warehouses and homes above shops are part of the Inner West's character. Lenders look at the zoning, the title and how similar homes have sold. Mixed-use buildings can need more checks.

Terraces and heritage

Many streets have heritage listings or conservation controls. They can limit what you can change. Valuers look closely at the condition of older terraces, including shared walls and roofs.

Overland flooding

Council says flooding here is often sudden and comes from heavy local rain, within about six hours. Low streets near canals and creeks can be affected. Ask Council for a flood certificate before you sign.

Larger loans for houses

Houses are less common here, so buying one often means a larger loan. Larger loans get closer scrutiny of income, expenses and existing debts.

Lender and LMI policies differ between lenders and change often. This is a general guide based on public lender and LMI information checked 3 November 2026. We can check current policy for the property you're looking at before you apply.

Buying in Inner West

In the Inner West the property type and title shape most purchases. A small unit, an old strata block, a converted warehouse and a heritage terrace are all assessed differently. Getting the type and title checked before you make an offer saves time.

First home buyers

Most first home buyers in the Inner West start with an apartment or a small terrace. Check the unit's size and the building's records early. A family guarantee may help some buyers.

Getting pre-approval before you look tells you your range. For NSW schemes, price caps and duty concessions, see our first home buyer page for current details.

Upgraders

Many buyers here are moving from a unit to a terrace or house, often in the same suburb. If you're buying before you sell, ask about bridging finance early. Older terraces often need work, so budget for a building and pest inspection.

Deposit and costs

On top of your deposit, allow for:

  • stamp duty (transfer duty) under New South Wales rules, with concessions for some first home buyers (see Revenue NSW)
  • conveyancing and legal fees
  • building and pest inspections
  • strata or body corporate searches for units and townhouses
  • lenders mortgage insurance (LMI) if you borrow more than 80% of the property's value

Our calculators give you a starting figure. Stamp duty rules differ between states, so check the New South Wales rules for your purchase.

Investing in Inner West

43.8% of homes in the Inner West Council area were rented in 2021 and the median weekly rent was $500. Lenders look at the rental income, strata levies and your other debts. See our investing page for how investment loans work.

Lender considerations

Inner West purchases often involve small units, older strata blocks, terraces and heritage controls. Lenders look at your income, the property's size and title and its condition. Time Home Loans is Brisbane-based and works with Inner West buyers by phone and video.
