Central Coast property and home loan guide

The Central Coast sits between the Hawkesbury River and Lake Macquarie, about 77 km north-north-east of Sydney. It's mostly houses (78.4% in the 2021 Census) and 36.7% of homes have four or more bedrooms. Gosford is the main commercial centre, with Wyong, Tuggerah, The Entrance, Terrigal and Woy Woy close behind. Beaches, lakes and bushland are the draw. They also mean flood, bushfire and in some areas mine subsidence checks for buyers. Time Home Loans is based in Brisbane and works with Central Coast buyers by phone and video.

Living in Central Coast

Aboriginal peoples lived around Brisbane Water and the Tuggerah Lakes for thousands of years before British settlement. In 1811 Governor Lachlan Macquarie made the region's first land grant to William Nash, a former First Fleet marine. No further grants followed until 1821.

The region was recognised as a stand-alone region on 2 December 2005, rather than part of Greater Sydney or the Hunter. Gosford City Council and Wyong Shire Council merged in 2016 and Central Coast Council has run the area since 12 May 2016. It covers about 1,681 km2.

Transport

  • The M1 Pacific Motorway links the Central Coast with Sydney and Newcastle.
  • The Main Northern railway line serves the main towns, with Gosford the largest station.
  • Many locals commute to Sydney but only 0.7% of working residents took the train to work on Census day in 2021, which fell during a lockdown.
  • Plan trips on the Transport for NSW trip planner.

Schools

The Central Coast has public, Catholic and private schools in every main town. The University of Newcastle has campuses at Ourimbah and at Gosford Hospital. TAFE has campuses at Gosford, Wyong and Ourimbah.

Public school zones change, so check the NSW School Finder for any address before you buy.

Shopping and dining

Erina Fair is described as the largest single-level shopping centre in the Southern Hemisphere. Tuggerah, Gosford and Wyong have their own major centres. Beach towns like Terrigal and Avoca have cafe strips.

Parks and recreation

  • Brisbane Water, the Tuggerah Lakes and southern Lake Macquarie are the main waterways.
  • National parks and state forests cover much of the hinterland and coastline.
  • HMAS Adelaide was scuttled off North Avoca Beach in 2011 to form an artificial reef for divers.

Lifestyle

The Central Coast suits families, retirees and people who want a coastal lifestyle within reach of Sydney. The median age was 43 in 2021 and 69.9% of households were families. Many homes are owned outright (34.5%), which reflects a large settled population.

What lenders look at in Central Coast

The Central Coast mixes beaches, lakes and bushland. Here's what tends to come up with lenders.

Flood risk

Homes around the Tuggerah Lakes, Brisbane Water and the Woy Woy peninsula can be flood affected. Lenders and insurers look at flood risk and insurance costs feed into what you can afford. Check the address with Council's flood tools before you sign.

Bushfire prone land

Many streets back onto national park or forest. The planning certificate shows whether land is bush fire prone. Building or rebuilding there must meet bushfire standards, which can add cost.

Mine subsidence

Parts of the north of the region fall within mine subsidence districts, including the Wyong district. Building work there needs approval from Subsidence Advisory NSW. Your conveyancer can check the address.

Acreage and hinterland blocks

One LMI provider's public guidelines accept rural residential properties up to 50 hectares if they're not income producing. Sheds and stables are noted but left out of the value. Lenders may want a bigger deposit for larger blocks.

Coastal and holiday homes

Holiday homes and short-stay properties are assessed differently from a home you live in. Valuers also look closely at older beach houses. Tell us early if you plan to rent the home out.

Postcode 2250

Gosford's postcode 2250 covers 34 localities. It isn't on one LMI provider's lists of excluded or single-industry postcodes.

Lender and LMI policies differ between lenders and change often. This is a general guide based on public lender and LMI information checked 3 November 2026. We can check current policy for the property you're looking at before you apply.

Buying in Central Coast

On the Central Coast the location within the region shapes most purchases. Lakeside and low-lying streets bring flood checks. Bushland edges bring bushfire checks. Hinterland blocks bring acreage questions. Getting the right checks done before you make an offer saves time.

First home buyers

Many first home buyers on the Central Coast are buying a house or villa. That usually means a solid deposit or help from family. A family guarantee may help some buyers.

Getting pre-approval before you look tells you your range. For NSW schemes, price caps and duty concessions, see our first home buyer page for current details.

Upgraders

Many Central Coast buyers are moving up from Sydney or upsizing locally. If you're buying before you sell, ask about bridging finance early. Older coastal homes can need work, so budget for a building and pest inspection.

Deposit and costs

On top of your deposit, allow for:

  • stamp duty (transfer duty) under New South Wales rules, with concessions for some first home buyers (see Revenue NSW)
  • conveyancing and legal fees
  • building and pest inspections
  • a survey or boundary check, plus septic, water tank and access checks where they apply
  • lenders mortgage insurance (LMI) if you borrow more than 80% of the property's value

Our calculators give you a starting figure. Stamp duty rules differ between states, so check the New South Wales rules for your purchase.

Investing in Central Coast

27.5% of Central Coast homes were rented in 2021 and the median weekly rent was $400. Investors here often look at houses near the train line and the main centres. See our investing in property page for how lenders assess rental income.

Lender considerations

Central Coast purchases often involve flood, bushfire or land size questions. Lenders look at your income, the property's location and its insurance position. Time Home Loans is Brisbane-based and works with Central Coast buyers by phone and video.

Frequently asked questions

Is the Central Coast mostly houses?

Yes. In the 2021 Census 78.4% of homes in the Central Coast Council area were separate houses and 36.7% had four or more bedrooms.

Does the Central Coast flood?

Some areas do, especially around the lakes and Brisbane Water. Check any address with Central Coast Council's flood risk tools and get an insurance quote before you sign.

What is a mine subsidence district?

An area where past or present coal mining could affect the ground. The Wyong district is one of them. Building work there needs approval from Subsidence Advisory NSW.

Can I buy acreage on the Central Coast with a home loan?

Often, if it's a home rather than a farm. One LMI provider's public guidelines accept rural residential land up to 50 hectares that isn't income producing. Lenders may ask for a bigger deposit.

Can a Brisbane mortgage broker help me buy in the Central Coast?

Yes. Time Home Loans is based in Brisbane and works with clients across Australia by phone and video. Lender policy is national, so the lending side works the same way. Stamp duty, first home buyer concessions and grants follow NSW rules, so we check those for your purchase. We don't have an office in the Central Coast.

What costs should I budget for besides the deposit?

NSW transfer duty (stamp duty), conveyancing, building and pest inspections, a bushfire assessment if you're building and lenders mortgage insurance if you borrow more than 80% of the value. First home buyers may pay less duty under NSW rules. The calculators on our site give you a starting figure.
