Castle Hill property and home loan guide

Living in Castle Hill

The Bidjigal people, a clan of the Darug, are the traditional custodians of the area. Governor King began the Third Government Farm here on 8 July 1801 and first called the site Castle Hill on 1 March 1802. On 4 March 1804 convicts, mostly Irish, rose up in the Castle Hill convict rebellion.

Farms followed. A steam tramway to Rogans Hill opened in 1910 and trains served Castle Hill from 1923 until the line closed in the early 1930s. Large-scale housing came later in the 20th century. Castle Hill and Hills Showground metro stations opened on 26 May 2019. Most of the suburb is in The Hills Shire, with a small part in Hornsby Shire.

Transport

  • Castle Hill and Hills Showground stations on the Metro North West & Bankstown Line opened on 26 May 2019.

  • Bidjigal Reserve takes in about 186 hectares of bushland shared with neighbouring suburbs.
  • Castle Hill Showground hosts the Castle Hill Show each March.

Lifestyle

Castle Hill suits families who want space plus a metro line and a major shopping centre. Family households made up 82.8% of the suburb in 2021 and the median age was 42. Most homes are owner-occupied (72.4%). The bush reserves on the eastern side give the suburb a green edge.

What lenders look at in Castle Hill

Castle Hill mixes big family homes with new apartments near the stations. Here's what tends to come up with lenders.

Larger loan amounts

Larger loans get closer scrutiny of income, expenses and existing debts. Some lenders cap their maximum loan-to-value ratio (LVR) on bigger loans, so check how much deposit you'll need early.

New apartments near the metro

Lenders look at the size of the unit and the building. One LMI provider's public guidelines require at least 30 m2 of living area, not counting balconies and car spaces. Valuers also compare a new unit with resales in the same or similar buildings.

Buying off the plan

If you sign a contract years before completion, your finance is assessed when the building is finished. The valuation at that point may differ from the contract price, so leave room in your deposit.

Townhouses and strata

10.9% of homes are townhouses or semis and many sit in strata or community schemes. Read the scheme's records for levies, sinking fund balances and any building defects.

Bushland edges

Parts of Castle Hill back onto Bidjigal Reserve and other bushland. Check the planning certificate for bush fire prone land because it can affect insurance and building costs.

Postcode 2154

Castle Hill has its own postcode, 2154. It isn't on one LMI provider's lists of excluded or single-industry postcodes.

Lender and LMI policies differ between lenders and change often. This is a general guide based on public lender and LMI information checked 3 November 2026. We can check current policy for the property you're looking at before you apply.

Buying in Castle Hill

In Castle Hill the loan size and the type of property shape most purchases. A large family home usually means a large loan. A new apartment brings strata records and valuation questions. Getting your borrowing range and the property checks sorted before you make an offer saves time.

First home buyers

Apartments and townhouses are the usual starting point for first home buyers in Castle Hill. Houses often need a larger deposit or help from family. A family guarantee may help some buyers.

Getting pre-approval before you look tells you your range. For NSW schemes, price caps and duty concessions, see our first home buyer page for current details.

Upgraders

Many buyers here are moving up from an apartment or townhouse in the Hills District. If you're buying before you sell, ask about bridging finance early. With 37.4% of homes mortgaged, many owners also look at whether to refinance when a fixed rate ends.

Deposit and costs

On top of your deposit, allow for:

  • stamp duty (transfer duty) under New South Wales rules, with concessions for some first home buyers (see Revenue NSW)
  • conveyancing and legal fees
  • building and pest inspections
  • strata or body corporate searches for units and townhouses
  • lenders mortgage insurance (LMI) if you borrow more than 80% of the property's value

Our calculators give you a starting figure. Stamp duty rules differ between states, so check the New South Wales rules for your purchase.
