What lenders look at in Cabramatta

Cabramatta mixes units, villas and older houses. Here's what tends to come up with lenders.

Unit size

One LMI provider's public guidelines need units to have at least 30 m2 of living area, excluding balconies and car space. Small studios and some one-bedroom units in Cabramatta can fall short, so check the strata plan.

Older walk-up units

Many older blocks have small strata schemes and modest sinking funds. Read the strata records for levies and planned repairs. Valuers look at the building's age and condition.

Villas and townhouses

22.0% of homes are townhouses, villas or semis. Most sit in strata or community schemes, so check the levies and any building defects.

Flood checks

Some low-lying streets near creeks may have flood notations. Check the planning certificate and get an insurance quote before you sign.

Self-employed and cash-flow income

If you run your own business, lenders usually want tax returns and financial statements. Some accept other evidence of income. Get your documents ready early.

Postcode 2166

Cabramatta shares postcode 2166 with Cabramatta West, Canley Vale, Canley Heights and Lansvale. It isn't on one LMI provider's lists of excluded or single-industry postcodes.

Lender and LMI policies differ between lenders and change often. This is a general guide based on public lender and LMI information checked 3 November 2026. We can check current policy for the property you're looking at before you apply.

Buying in Cabramatta

In Cabramatta the property type shapes most purchases. Units and villas mean strata records. Older houses mean a building inspection and sometimes a flood check. Getting these done before you make an offer saves time.

First home buyers

Units and villas make Cabramatta a common entry point for first home buyers. Two-bedroom homes are the most common size. Some buyers use a family guarantee to reduce the deposit they need.

Getting pre-approval before you look tells you your range. For NSW schemes, price caps and duty concessions, see our first home buyer page for current details.

Upgraders

Upgraders here often move from a unit to a villa or a house. If you're buying before you sell, ask about bridging finance early. Older houses may need work, so budget for a building and pest inspection.

Deposit and costs

On top of your deposit, allow for:

  • stamp duty (transfer duty) under New South Wales rules, with concessions for some first home buyers (see Revenue NSW)
  • conveyancing and legal fees
  • building and pest inspections
  • strata or body corporate searches for units and townhouses
  • lenders mortgage insurance (LMI) if you borrow more than 80% of the property's value

Our calculators give you a starting figure. Stamp duty rules differ between states, so check the New South Wales rules for your purchase.

Investing in Cabramatta

In 2021, 47.2% of Cabramatta homes were rented and the median weekly rent was $330. The station and town centre attract tenants. Lenders usually count only part of the rent towards your income and strata levies come off your return. Read more on investing in property.
