Living in Ballina
Ballina is on Bundjalung country. Archaeological evidence shows people lived here for at least 6,000 years. HMS Rainbow first sailed into the Richmond River in 1828. In 1842 settlers who arrived on the ship Sally founded a settlement at what is now East Ballina, on Shaws Bay.
The river was the region's main transport route for about 100 years. The Richmond River lighthouse was completed in 1879 and first lit in 1880. Ballina is the seat of Ballina Shire. The Pacific Highway bypass opened in stages from 2011 to 2012.

What lenders look at in Ballina
Ballina is a coastal river town. Here's what tends to come up with lenders.
Flood and tide risk
The NSW SES says Ballina's town centre is affected by tidal flooding from the Richmond River on extreme high tides of 1.8 m or more. North Creek and Emigrant Creek also flood. Lenders and insurers look at flood risk, so get an insurance quote before you sign.
Villas and townhouses
20.7% of homes are townhouses or semis. Many are on strata or community title, so lenders look at the strata report and levies. One LMI provider's public guidelines ask for at least 30 m2 of living area in units.
Rural residential land
One LMI provider's public guidelines accept rural and rural residential properties up to 50 hectares, as long as they aren't income producing. Barns, stables and sheds are noted but left out of the value.
Regional valuations
Valuers use local sales. There are fewer of them in a regional city than in Sydney. Some lenders also have their own policy for regional areas. A valuation that comes in below the price changes your deposit.
Retirees and downsizers
The median age was 48 in 2021. If you're borrowing later in life, lenders look at how the loan will be repaid by the time you retire. Having an exit plan ready helps.
Postcode 2478
Ballina shares postcode 2478 with East Ballina, West Ballina and Lennox Head. It isn't on one LMI provider's lists of excluded or single-industry postcodes.
Lender and LMI policies differ between lenders and change often. This is a general guide based on public lender and LMI information checked 3 November 2026. We can check current policy for the property you're looking at before you apply.
Buying in Ballina
In Ballina the flood and tide maps shape most purchases. Low-lying streets near the river and creeks can affect insurance and valuations. Hinterland blocks follow different lender rules. Getting both checked before you make an offer saves time.
First home buyers
Many Ballina first home buyers start with a villa or townhouse. Check the strata report on any strata home and the building and pest report on older homes. A family guarantee may help some buyers with a smaller deposit.
Getting pre-approval before you look tells you your range. For NSW schemes, price caps and regional grants, see our first home buyer page for current details.
Upgraders
Ballina upgraders and downsizers often move between a family house, a villa and a few acres in the hinterland. If you're buying before you sell, ask about bridging finance early. If you're building, a construction loan pays out in stages.
Deposit and costs
On top of your deposit, allow for:
- stamp duty (transfer duty) under New South Wales rules, with concessions for some first home buyers (see Revenue NSW)
- conveyancing and legal fees
- building and pest inspections
- a survey or boundary check, plus septic, water tank and access checks where they apply
- lenders mortgage insurance (LMI) if you borrow more than 80% of the property's value
Our calculators give you a starting figure. Stamp duty rules differ between states, so check the New South Wales rules for your purchase.
