Defence home loans
Home Loans and Property Investment for ADF Members
Serving and former Australian Defence Force members have entitlements that can make buying a home or investment property easier, including the Defence Home Ownership Assistance Scheme (DHOAS).
We help ADF members understand how lenders treat allowances, how to buy while posted and how to structure a loan that works when you move.
Book onlineHow we help ADF members buy
- Initial consultation: we talk about your finances, property goals and anything unique to your service.
- Check your entitlements: such as DHOAS, the Home Purchase or Sale Assistance (HPAS) scheme and first home owner grants.
- Review your finances: income, allowances, expenses and credit history, to work out your borrowing capacity.
- Get pre-approved: gather your documents, including proof of income, service records and ID.
- Find the property: consider location, property type and growth potential.
- Make an offer: we make sure your offer fits your pre-approval.
- Settlement: we finalise your loan and the funds are released.

After settlement we stay in touch to manage your loan, review it as your postings change and help if you want to refinance or invest further. See home loan pre-approval, investment property loans and first home buyers.
Frequently asked questions
Can I buy an investment property while I'm posted elsewhere?
Often yes. Many members buy where they want to live long term and rent it out while posted. Lending rules and DHOAS eligibility differ for investment versus owner-occupied loans, so plan the structure early.
Do lenders count ADF allowances as income?
Some allowances can be counted, but lenders treat them differently. We'll check which lenders on our panel accept your allowances.
