Spring Hill property and home loan guide

Spring Hill sits on the ridge just above the CBD. It's close enough that almost a quarter of working residents walk to their job. It's also one of Brisbane's oldest suburbs (Queensland's oldest surviving convict-built structure stands on Wickham Terrace) and one of its densest. Three in four homes here are apartments and most residents rent. That mix shapes buying in Spring Hill more than in most suburbs. A heritage cottage and a studio apartment can share a street, yet lenders look at them very differently. This guide covers what it's like to live here, what the housing looks like and what to know before you borrow to buy.

In the 2021 Census, 30.0% of homes in Spring Hill were owned outright or with a mortgage (ABS). Weekly rents are medians of new bonds lodged with the Residential Tenancies Authority (RTA) in the July to September 2026 quarter. They cover all of postcode 4000, which also includes the Brisbane CBD and Petrie Terrace. Where too few bonds are lodged the RTA doesn't publish a median, shown here as a dash. Sale prices will be added once licensed figures are available.

Figures are a guide only and change over time. Past movements in values and rents don't predict future results.

Living in Spring Hill

Spring Hill wraps around the northern edge of the CBD, with Wickham Terrace marking the line between the two. The suburb grew up in two halves. The ridge along Wickham Terrace drew wealthier residents in the 1850s for its views and breezes. The lower slopes were cut into small blocks for working families who wanted to live close to jobs in the city and Fortitude Valley.

You can still see that split today: grand old terrace buildings and medical rooms up top, timber workers' cottages tucked into the side streets and apartment towers filling the gaps in between.

Transport

Most of Spring Hill is within walking distance of the CBD (23.5% of working residents walk to work, according to the 2021 Census). For everything else:

  • The Spring Hill Loop (route 30) is a council-run city loop with no fare. It runs about every 10 minutes in peak times and every 20 minutes off-peak, 6am to 10pm on weekdays and 7am to 7pm on weekends.
  • Central and Roma Street stations sit at the bottom of the hill, linking to the rest of the rail network.
  • Plan trips on the Translink journey planner.

Schools

Spring Hill has more schools than its size would suggest. Brisbane Central State School has been here since the 1870s. Brisbane Grammar School, Brisbane Girls Grammar School and St Joseph's College Gregory Terrace all sit on the Gregory Terrace ridge.

State school catchments change, so check the current catchment for any address with the Queensland Government before you buy.

Shopping and dining

For coffee, a meal or a drink, locals head to Knowhere, Hill Station Cafe & Restaurant and La Cache à Vín, a French wine bar. The Alliance Hotel on Boundary Street is a local landmark, with a hotel on the site since 1864. Fortitude Valley's restaurants and bars are a short walk down the hill.

Parks and recreation

  • Victoria Park (Barrambin) runs along the northern edge of the suburb, a 64-hectare parkland first gazetted in 1875.
  • Centenary Pool in Victoria Park opened in 1959 and is heritage-listed.
  • Spring Hill Baths on Torrington Street opened in 1886 and is a 25-metre heated indoor pool with traditional change rooms and grandstand seating.
  • Roma Street Parkland and King Edward Park are a short walk away.

Lifestyle

Wickham Terrace has been Brisbane's medical address since World War II, so specialists and day hospitals are close by. The suburb's history is easy to explore on Brisbane City Council's Spring Hill heritage trail, a 3.2 km walk with 21 stops. Be ready for hills (the name isn't just for show).

A street named for a line

Boundary Street takes its name from the edge of Brisbane town in the 1840s and 1850s. It's also a reminder of a painful part of the city's past. In that era Aboriginal people were made to leave the town by nightfall and this street marked part of that line.

Property types

Spring Hill's housing comes in three broad types and each one buys (and borrows) differently.

  • Apartments make up about three in four homes. They range from older walk-up blocks to modern towers with pools and concierges. Sizes run from studios to large family-sized units.
  • Workers' cottages and character homes fill the narrow side streets. Many sit on the small blocks carved out in the 1800s and some are protected by heritage or character controls.
  • Terraces and townhouses make up about one home in eleven.

If you're looking at an older house, check the Brisbane City Plan for heritage and character overlays before you buy. They can affect what you're allowed to change, which matters if you're planning to renovate.

What lenders look at in Spring Hill

Lenders look at the property as well as your income and deposit. In Spring Hill the postcode isn't usually the hurdle. In most cases it's the type of building and the size of the unit that decide which lenders are available and how much they'll lend. Here's what lenders and lenders mortgage insurance (LMI) providers commonly check.

Postcode 4000

Spring Hill shares postcode 4000 with the CBD. When we checked public lender and LMI guidelines, 4000 wasn't on their restricted postcode lists. Some lenders keep their own lists and these change, so it's worth checking before you rely on a maximum loan amount.

New or established apartments

Some lenders set a lower maximum loan-to-value ratio (LVR) for new apartments in high-density buildings. In one public lender tool we checked, a new high-density apartment in 4000 was capped at 90% with LMI, compared with 95% for an established apartment. If you're buying new or off the plan, allow for a larger deposit.

Unit size

Small units and studios are accepted by fewer lenders. One LMI provider's public guidelines require at least 30 m² of living area, not counting balconies or car spaces. Lenders set their own minimums too and some lend less on smaller units. Check the internal area on the strata plan before you make an offer.

Serviced and hotel-style apartments

Serviced apartments, student accommodation and units with hotel-style letting arrangements are accepted by fewer lenders. Many lenders and LMI providers only accept them if the unit can be lived in as a permanent home. Strata hotel rooms are generally not accepted.

Large and mixed-use buildings

Large complexes with many near-identical units can face tighter lending limits. Units in mixed-use or commercially zoned buildings can still be acceptable, though some lenders take a closer look at the building and its zoning.

Body corporate

Check the levies, the sinking fund and any special levies coming up. Lenders count levies as a cost when working out what you can afford and valuers note the building's condition.

Lender and LMI policies differ between lenders and change often. This is a general guide based on public lender and LMI information checked 30 October 2026. We can check current policy for the property you're looking at before you apply.

Buying in Spring Hill

The gap between a house and a unit in Spring Hill is wide. That makes it a suburb where the type of property you choose shapes your loan as much as the price does. A unit buyer and a house buyer here are often looking at different lenders, different deposit requirements and different questions from the valuer.

First home buyers

Units are where most first home buyers start in Spring Hill. Before you fall for one, find out its internal size, how many units are in the building and what the body corporate levies are.

Some lenders limit how much they'll lend on small units (often under about 40 to 50 square metres), so a studio that looks affordable can need a bigger deposit than you expect. Getting pre-approval that's been checked against the type of unit you want helps avoid surprises. For government schemes and grants, see our first home buyer page for current details.

Upgraders

Moving from a unit to a cottage is a common step here. It usually means a bigger loan and a valuation that leans heavily on the land and the condition of an older house. Budget for a building and pest inspection that looks closely at timber, stumps and roofing.

Deposit and costs

On top of your deposit, allow for stamp duty, legal fees, inspections and body corporate searches for units. Our calculators give you a starting figure.

Investing in Spring Hill

With about two in three homes rented, Spring Hill is a renter's suburb. Its location between the CBD, the Herston hospitals and QUT's Kelvin Grove campus suits people who want to walk to work or study. The flip side is competition: with so many similar units, yours is one of many when you look for a tenant. Speak with your accountant about tax and ownership structure before you buy.

Lender considerations

In Spring Hill, the property often decides which lenders are available before your income does. Two buyers with the same income and deposit can get very different answers if one is buying a cottage and the other a 35-square-metre studio. Checking the property against lender policy before you sign a contract is one of the simplest ways to avoid a nasty surprise at valuation. See investing in property for how we approach investment loans.

Frequently asked questions

Can I buy a studio apartment in Spring Hill with a small deposit?

Possibly, but small units are where lender policy matters most. Some lenders set a minimum internal size or ask for a bigger deposit on small units. Check the unit's size and building type against lender policy before you sign a contract.

Is Spring Hill mostly units or houses?

Mostly units. In the 2021 Census about three in four homes were flats or apartments, around one in eleven were terraces or townhouses and about 15% were separate houses.

Do heritage or character controls affect buying an older house here?

They can. Some of Spring Hill's cottages are covered by heritage or character overlays that limit what you can change. Check the Brisbane City Plan for the property before you buy, especially if you plan to renovate.

Spring Hill shares the 4000 postcode with the CBD. Does that matter?

It matters when you read data. Rent and price figures published by postcode mix Spring Hill with the CBD, so look for suburb-level figures where you can.

What costs should I budget for on top of the deposit?

Stamp duty, legal fees, inspections and (for units) body corporate searches and levies. The calculators on our site give you a starting figure.

How does a broker help with buying in Spring Hill?

A broker can check the property you're looking at against the policies of the lenders on our panel. That's useful in a suburb where the type of property can change which lenders will lend on it.
