Hawthorne property and home loan guide

Hawthorne faces New Farm across the Brisbane River, about 3 km from the city centre in a straight line (the drive is a lot longer). For decades it was bypassed by public transport and most of its homes went up after 1916. Most of its housing today is interwar Queenslanders and six in ten homes are separate houses. It's a family suburb too: just over half of local families are couples with children. For borrowers, that means older timber homes, renovation plans and flood risk on the low-lying northern side are the things lenders tend to ask about.

In the 2021 Census, 62.1% of Hawthorne homes were owned outright or with a mortgage (ABS). Weekly rents are medians of new bonds lodged with the Residential Tenancies Authority (RTA) in the July to September 2026 quarter. They cover all of postcode 4171 (Bulimba, Hawthorne and Balmoral). Where too few bonds are lodged the RTA doesn't publish a median, shown here as a dash. Sale prices will be added once licensed figures are available.

Figures are a guide only and change over time. Past movements in values and rents don't predict future results.

Living in Hawthorne

William Baynes bought the land that became Hawthorne in 1875. He had come to Brisbane in 1859 from Hawthorn in Melbourne, which is the likely source of the name. Estates were subdivided and sold from 1885, but buyers preferred Bulimba next door, which had better transport. In 1911 Hawthorne had just 143 residents.

Things changed quickly after Lourdes Hill College was founded in 1916. By 1921 the population had passed 1,500. Hawthorne Road became the main street, a ferry terminal and tram arrived in 1925 and Hawthorne Park was set aside the same year. That burst of building is why so much of the suburb is interwar Queenslanders.

Transport

  • CityCats and weekday peak Express CityCats stop at the Hawthorne terminal on Gordon Street. The heritage-listed terminal building dates from 1925.
  • 4.2% of working residents took a ferry to work in 2021 and 8.8% used public transport overall.
  • Buses link Hawthorne with the city and neighbouring suburbs.
  • Plan trips on the Translink journey planner.

Schools

Lourdes Hill College, a girls' secondary school founded in 1916, is on Hawthorne Road. Hawthorne has no government school of its own. The nearest government primary schools include Bulimba, Morningside and Norman Park state schools and Balmoral State High School is close by.

Catchments change, so check the Queensland Government school catchment maps for any address before you buy.

Shopping and dining

Hawthorne Road has been the suburb's main street since the 1920s, when it already had several stores and a picture theatre. The local community still keeps a triple-screen cinema going on Hawthorne Road. Oxford Street in Bulimba is a short trip away for a wider choice of shops and dining.

Parks and recreation

  • Hawthorne Park covers about 6.9 hectares and was set aside in 1925. In the late 1940s it even had a cycling track.
  • Hardcastle Park sits beside the ferry terminal and is heritage-listed together with it.
  • The river and the CityCat make it easy to reach parks across the water.

Lifestyle

Hawthorne is more residential than Bulimba next door and very family-focused. Just over half of local families (51.8%) are couples with children and 41.7% of homes have four or more bedrooms. Life centres on Hawthorne Road, the local cinema, the parks and the ferry.

Did you know?

1

Named after Melbourne?

William Baynes, who bought the land in 1875, had come to Brisbane from Hawthorn in Melbourne. Queensland Places points to that as the likely source of the suburb's name (with an added 'e').

A slow start

Land was on sale from 1885, but buyers preferred better-connected Bulimba. Hawthorne had only 143 residents in 1911. Ten years later it had more than 1,500.

Property types

Hawthorne is a house suburb first, with townhouses and units filling in around it.

  • Separate houses make up 61.7% of homes. Most of the older housing is interwar Queenslanders. Many have been renovated or extended over the years.
  • Flats and apartments make up 26.2%.
  • Terraces and townhouses make up 11.7%.

Where a home sits matters here. The hilly southern part of Hawthorne is above recorded flood levels, while parts of the north can be affected where water backs up Pashen Creek as far as Barton Road. Check the Flood Awareness Map and the Brisbane City Plan (for heritage and character overlays) before you buy.

What lenders look at in Hawthorne

Most Hawthorne purchases are older houses, so the questions lenders ask tend to be about the building and the land rather than the body corporate. Here's what usually comes up.

Character and heritage homes

Much of Hawthorne's housing is interwar Queenslanders and some homes are covered by heritage or character overlays in the Brisbane City Plan. Valuers look closely at condition. Overlays can limit what you can change, which matters if you plan to renovate.

Flood overlays

The hilly south of Hawthorne sits above recorded flood levels, but parts of the north can be affected where water backs up Pashen Creek. Lenders and insurers look at flood risk and insurance costs feed into what you can afford. Check the address on Council's Flood Awareness Map early.

Renovating or rebuilding

If you plan to renovate, extend or knock down and rebuild, you may need a construction loan. These release money in stages as the work is done. Lenders usually want a fixed-price building contract and approved plans. Heritage or character overlays can also affect what you're allowed to do at all.

Units, townhouses and body corporate

One LMI provider's public guidelines require a unit to have at least 30 square metres of living area, not counting the balcony or car space. Lenders also look at body corporate levies and any special levies coming up.

Larger loan amounts

Some lenders apply tighter LVR limits or extra checks once a loan passes a certain size. If you're borrowing a larger amount, it pays to know which lenders are comfortable with it before you make an offer.

Lender and LMI policies differ between lenders and change often. This is a general guide based on public lender and LMI information checked 30 October 2026. We can check current policy for the property you're looking at before you apply.

Buying in Hawthorne

Most buyers in Hawthorne are looking at houses. Most of those houses are older timber homes. That puts the focus on the condition of the building, any overlays on the land and the flood map. Units and townhouses are a smaller part of the market but follow the usual body corporate checks.

First home buyers

If a house in Hawthorne is beyond your budget, a unit or townhouse can be a way into the suburb. Nearby suburbs are another option. With a unit, find out its internal size and the body corporate levies before you commit.

Getting pre-approval that's been checked against the type of property you want helps avoid surprises. For government schemes and grants, see our first home buyer page for current details.

Upgraders

With 41.7% of homes offering four or more bedrooms, Hawthorne draws families who need more space. If you're buying an older Queenslander, budget for a thorough building and pest inspection that looks at stumps, roofing and timber. If you plan to renovate or raise and build in underneath, talk to us early about how the loan will work while the building work is under way.

Deposit and costs

On top of your deposit, allow for:

  • transfer duty (stamp duty), with concessions for some first home buyers (see our first home buyer page)
  • conveyancing and legal fees
  • building and pest inspections
  • body corporate searches for units and townhouses
  • lenders mortgage insurance (LMI) if you borrow more than 80% of the property's value
  • a flood check and a home insurance quote before you sign, particularly in the northern part of the suburb

Our calculators give you a starting figure.

Frequently asked questions

Is Hawthorne mostly houses or units?

Mostly houses. In the 2021 Census 61.7% of homes were separate houses, 26.2% were flats or apartments and 11.7% were terraces or townhouses.

Is all of Hawthorne flood-prone?

No. The hilly southern part sits above recorded flood levels. Parts of the north can be affected where water backs up Pashen Creek as far as Barton Road. Check any address on Council's Flood Awareness Map before you buy.

Can I catch a ferry to the city from Hawthorne?

Yes. CityCats stop at the Hawthorne terminal on Gordon Street, including weekday peak Express services. Check the Translink journey planner for current times.

I want to renovate an old Queenslander in Hawthorne. What should I check first?

Check the Brisbane City Plan for heritage or character overlays, get a thorough building and pest inspection and talk to a broker about whether you'll need a construction loan. Sorting the loan structure before you buy is much easier than fixing it afterwards.

Hawthorne shares the 4171 postcode with Bulimba and Balmoral. Does that matter?

It matters when you read data. Figures published by postcode mix Hawthorne with Bulimba and Balmoral, so look for suburb-level figures where you can.

What costs should I budget for on top of the deposit?

Transfer duty, conveyancing, inspections and lenders mortgage insurance if you borrow more than 80% of the value. Add body corporate searches for units and townhouses. The calculators on our site give you a starting figure.
